In compliance with the Immigration Reform and Control Act of 1986, we will hire only U.S. citizens and aliens lawfully authorized to work in the United States (if the position is or will be one which is subject to U.S. law). \n Position Purpose: \n This safety sensitive position will assist and work with the Maintenance Supervisor and Community Manager to perform the necessary repairs and preventive maintenance throughout the entire property. This position is responsible for maintenance of the residential apartment homes, public space, outside grounds and equipment. \n Each community location has pre-designated office hours which this position will need to accompany to ensure community operations are functioning effectively. \n Key Contributions: \n Property Appearance/Upkeep: Keep the property in a neat, clean, and well-maintained condition. Daily exterior and interior inspections of the community to assure. Cross utilization of Groundkeeper duties may be required. \n Appliance Maintenance: Trouble-shoot, diagnose and correct minor failures to air conditioning and heating units. Repair minor electrical and plumbing problems. \n Make Ready: Responsible for bringing units up to market ready condition in accordance to company standards. Some painting may be required. \n Laundry room: Maintain laundry rooms to guidelines of the company. \n Pool Maintenance (if applicable): Completion of daily chemical inspections, maintenance and cleaning to meet city codes and company standards. \n Customer Service: Ensure that the property meets and exceeds company standards for resident satisfaction and is available for on-call emergencies (i.e., snow removal) per Community Manager's request. \n Perform other duties as needed. \n Essential Mental Alertness Requirements: \n \n Work in a constant state of alertness and safe manner \n Ability to perform tasks involving high levels of cognitive function and judgment \n Not mentally or physically impaired from any cause that can adversely affect ability to safely and competently perform the duties of the position \n Ability to take prompt and appropriate response to operating conditions \n Ability to work in an unfatigued state \n Ability to accurately gauge lengths of time and distance \n Ability to quickly store and recall instructions in one’s short-term memory \n Ability to concentrate \n Ability to cope with sudden changes in surrounding and/or emergency situations and/or alarms \n Demonstrated caring, committed and concerned attitude about safety \n \n Position Requirements: \n Education: High school diploma or GED required. Pool certification preferred; prefer HVAC certification, boiler certification if appropriate. \n Experience: One year maintenance experience in residential property experience. \n Physical & Cognitive: Frequent standing and walking, as well as occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds. Occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing. \n If job includes or may include driving for company business: \n \n Driver must have a valid driver’s license and acceptable motor vehicle record with company insurance carrier \n Driver must have reliable means of transportation \n Driver must have the ability to be insurable at standard rates for driving. \n Driver must provide proof of personal auto liability insurance when using vehicles for company business \n \n To be hired, candidates will be required to successfully complete a background investigation, drug screen, and a physical demand analysis; when applicable. \n \n \nPandoLogic.
