Maintenance Technician IWoodruff Property Management Company is seeking a skilled and dependable Maintenance Technician I to support property maintenance operations. This role is responsible for troubleshooting and repairing maintenance issues, performing unit turnovers, responding to service requests, and ensuring a safe and well-maintained community for residents.Key Responsibilities:Prepare vacant apartments for new residents, including repairs, painting, and cleaningRespond to resident maintenance and service requests in a timely mannerDiagnose and repair issues related to electrical, plumbing, HVAC, appliances, and interiorsPerform preventive maintenance on equipment and apartmentsIdentify and report potential liability concerns and safety hazardsCommunicate with onsite staff, Property Managers, and Regional Managers as neededParticipate in the on-call rotation for after-hours and weekend emergenciesMay assist in groundskeeping, trash removal, pool maintenance, housekeeping, or office support based on property needsUse and maintain hand and power tools, Freon recovery machinery, air conditioning gauges, and vacuum pumpsEnsure compliance with company policies, safety procedures, and industry standardsMay be required to work at multiple WPMC properties as neededPerform additional maintenance and property support duties as assignedQualifications & Skills:HVAC & EPA certification required3+ years of maintenance experience in a large property or multi-site apartment communityStrong mechanical aptitude and problem-solving skillsKnowledge of plumbing, heating, air conditioning, construction, and electrical systemsAbility to work independently and as part of a teamFlexibility to work weekends, holidays, and emergency after-hours callsDependability and strong attention to detailReliable transportation to support property needsMust pass a criminal background check and drug screeningValid driver's license with a clear Motor Vehicle RecordPhysical Requirements:Ability to lift and carry up to 50 lbs.Frequent bending, kneeling, stooping, and climbing laddersAbility to work indoors and outdoors in various weather conditionsUse of hand and power tools for extended periodsWhy Join Woodruff Property Management Company?We offer a comprehensive total rewards package, including Choice of three medical plans, plus dental and vision coverage Short-term & long-term disability AFLAC supplemental insurance 401(K) with company match (100% of the first 3%, plus 50% match on the next 2%) Paid Time Off (PTO) – 16 days per year (prorated in the first year) 9 company-paid holidays A supportive, team-oriented environment with opportunities for growthWoodruff Property Management Company is an Equal Opportunity Employer (EEO) and a Drug-Free Workplace.
