THE OPPORTUNITY:

As a Senior Private Lender, you will build both sides of Cogo Nation’s lending platform: the capital relationships that fund loans and the borrower relationships that create lending opportunities. You will cultivate private lenders, accredited investors, family offices, and other capital partners while also generating fix-and-flip loan opportunities from real estate investors, brokers, agents, and referral partners. The primary lending focus of this role is fix-and-flip originations, although experience in DSCR, commercial lending, and residential new-construction lending is highly valuable. We are looking for an experienced, relationship-driven professional with an active book of business, strong deal judgment, and the ability to turn trusted relationships into both deployable capital and closed loans.

WHAT YOU’LL DO:

• Cultivate relationships with private lenders, accredited investors, family offices, and other capital partners

• Generate fix-and-flip loan opportunities from your existing borrower and referral network

• Expand relationships throughout North Idaho and the greater Spokane market with real estate investors, brokers, agents, property managers, private lenders, and capital partners

• Meet with current and prospective capital partners to understand their investment objectives, risk preferences, timing, and allocation capacity

• Communicate company-approved real estate-backed lending and investment opportunities clearly and accurately, and coordinate appropriate next steps with the investor relations and operations teams

• Prospect strategically on both sides of the platform to create new capital relationships and qualified borrower opportunities

• Pre-qualify borrowers and structure fix-and-flip and other real estate investment loan requests

• Evaluate acquisition cost, renovation scope, as-is value, after-repair value, leverage, borrower strength, and exit strategy

• Negotiate loan rates and terms effectively while protecting credit quality and company economics

• Coordinate closely with processing, closing, servicing, and investor relations teams to move loans and capital opportunities forward

• Maintain clear, responsive communication and disciplined follow-up with borrowers, referral partners, and capital relationships

• Maintain accurate borrower, capital, pipeline, and production activity in the company CRM and loan systems

• Meet agreed goals for new capital relationships, borrower opportunities, funded loan volume, and closed production

WHAT YOU’LL NEED:

• 5+ years of successful experience in private lending, real estate investment loan origination, capital relationships, or a closely related lending channel

• An active book of relationships capable of generating both capital introductions and borrower opportunities

• A documented history of originating and closing loans, developing capital relationships, and generating production quickly

• Strong working knowledge of real estate investment lending, deal structure, collateral analysis, leverage, and borrower risk

• Strong communication, relationship-management, presentation, and negotiation skills

• Ability to meet with clients throughout North Idaho and work in person from our Coeur d’Alene office

IT’S GREAT IF YOU HAVE:

• Existing relationships throughout North Idaho and the greater Spokane market among real estate investors, private lenders, and referral partners

• A proven track record originating and closing fix-and-flip or bridge loans, with additional experience in DSCR, commercial, or residential new-construction lending

• Experience developing capital relationships, raising private capital, selling individual notes, or supporting investor relations for a private lender or investment fund

• Familiarity with CRM, loan origination, investor relations, or loan servicing software
