On-site Licensed Community Association Manager

Full time on-site CAM for 180 unit gated community in Daytona Beach. Reports directly to the Board of Directors with overall responsibility for managing all day-to-day operations which including but not limited to:

· Hiring and managing maintenance and security staff including daily workflow.

· Managing and overseeing all contractors and contracts including obtaining bids as needed.

· Financial management, in coordination with the treasurer, bookkeeper & CPA.

· Management of delinquent dues and fines process, bring to the board for action.

· Prepare & present monthly summary to the Board to include financials, delinquencies, project status, legal or potential legal issues, complaints/status, staffing.

· Manage and attend monthly and annual board meetings and minutes preparation.

· Maintain knowledge and ensure implementation of the master declaration, bylaws and major rules, recreational rules, fining policy, parking policy, etc

· Maintain current knowledge of applicable Fl laws to provide guidance to the Board

· Primary liaison for communication with residents

· Responding to emergencies when not on the property

· Oversight and management of inspections and violations providing reports to Board.

· Coordination with committees, providing support to board appointed special project committees.

· Coordination and input on the annual budget.

· Coordination with vendors ie association attorney, insurance company

· Manage the calendar of events.

Qualifications:

- Active CAM license in good standing and current on educational requirements

- Bachelor’s degree or equivalent life experience.

- A minimum of 3 years Property Management experience.

- Strong leadership, verbal and written communication skills.

- Strong organizational, time management, and presentation skills.

- Strong working knowledge of customer service principles and practices.

- Proficiency with Microsoft Office Applications and overall strong software skills.

- Quickbooks or Accounting software knowledge.
