Responsibilities Serve as the Maintenance Supervisor, accountable for delivering on commitments to residents and partnering with the Community Manager to oversee staff and vendor activities. Maintain professionalism and positive engagement with residents and workforce. Build a sense of community; go the extra mile to create a positive experience for all residents and staff, developing vendor and social service partnerships. Demonstrate an open and professional attitude when accessing and resolving resident and staff concerns, seeking resources throughout the organization. Actively listen and support residents and staff, ensuring they feel seen, heard, and valued. Ensure resident relations and customer service, treating residents and others with respect, answering questions, responding to complaints sensitively, and assigning work orders efficiently. Project a favorable image of the community to achieve property objectives and public recognition. Enforce community policies delegated by the Community Manager. Assist and complete work orders from resident requests, diagnosing causes of defects and making repairs per safety and code requirements. Coordinate, schedule, and respond to resident/management requests and work orders. Ensure repairs/replacements necessary for common areas and units. Support cost‑cutting and expense control by fixing rather than replacing parts when possible. Inspect grounds and building daily to identify and correct hazardous conditions or liability concerns. Manage maintenance supplies inventory within budget guidelines. Maintain preventive maintenance program and a well‑organized shop, adhering to safety standards and OSHA guidelines. Manage unit inspections and key control of the community. Maintain accurate records on service requests, EPA/OSHA standards, preventive maintenance, make‑ready status, and work in progress. Participate in on‑call emergencies, plan resource usage, obtain vendor bids, and provide direction to maintenance, construction, and rehabilitation activities. Challenge team members to achieve higher performance by setting immediate and long‑term goals. Set standards for cleanliness and overall appearance of grounds, amenities, building exteriors, unit interiors, signage, leasing office, garbage areas, parking lots, and other common areas. Supervise, train, and schedule maintenance staff under the direction of the Community Manager. Monitor daily progress of maintenance staff and provide assistance and instruction. Provide input on employee performance evaluations. Attend safety meetings, ensure MSDS sheets current, and stay up to date on OSHA and other safety laws. Practice proper safety techniques, report malfunctions and injuries, and comply with safety and risk‑management policies. Ensure compliance with regulatory requirements, organizational standards, and operational processes. Conduct all business in accordance with company policies, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to the apartment industry. Qualifications At least 3 years of multifamily property maintenance experience. Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry. HVAC and CPO certifications highly desired.
