Job Description Summary This role manages the day‑to‑day operations of an assigned property, including supervising team members, coordinating daily activities, and allocating resources to achieve budgeted financial and operational goals. The manager ensures compliance with company policies and federal and state housing laws, including Fair Housing, ADA, Fair Credit Reporting Act, and other applicable regulations. Job Description Provides input into budget development by analyzing financial statements, reviewing marketing information, and assessing operational reports. Meets targeted revenues by setting rent rates, collecting fees in a timely manner, depositing funds, and preparing monthly financial status reports. Approves invoices from vendors, contractors, and service providers, confirming work performed or products purchased; verifies certificates of insurance, codes charges to appropriate Chart of Accounts, and manages communication among vendor, accounting, and owner. Controls expenditures to stay within approved budget limits and manages the petty cash fund. Oversees lease enforcement, including approving applications, discounts, and renewals; conducts apartment inspections, follows notice requirements, evicts residents, and collects allowable late fees. Analyzes market and economic trends, and implements short‑and‑long‑range marketing and leasing strategies to reach occupancy and revenue goals. Promotes resident satisfaction and retention by responding to complaints, questions, and requests promptly and resolving service issues; ensures the maintenance team meets company standards for resident requests. Conducts regular property inspections and takes actions to maintain safety, cleanliness, and general appearance of the property, grounds, buildings, and amenities. Supervises property staff—interviews, hires, orients, trains, and evaluates employees—according to company policies and business practices. Assists in client/owner relationship management by meeting owners, conducting property tours, providing performance updates, and responding to owner requests. Completes various accounting, financial, administrative, and other reports, and performs additional duties as assigned. For California‑only Community Managers: manages the lease process using the California‑specific Lease File Checklist to ensure all documents are complete, compliant, and consistently organized. Basic Knowledge & Qualifications Bachelor’s degree from an accredited college or university; preferred in Business Management, Real Estate, or related field. 4–6 years of relevant experience demonstrating property management, sales, marketing, and customer service skills sufficient to manage day‑to‑day operations, resolve complaints, complete financial records, increase sales revenues, and coordinate a team. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented and self‑motivated, capable of working independently and as a team leader. Specialized Skills All required licenses and certifications as required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property, and must ensure all staff who drive have a valid license. Proficiency in Internet, word processing, spreadsheet, and database programs necessary to complete reports and employment documents. Strong proficiency in property management software, preferably Entrata, Yardi, and/or OneSite. Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists. Travel / Physical Demands Work primarily in an office, but may involve frequent exposure to outside elements; must physically access all exterior and interior parts of the property and amenities. Must be able to physically push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance. Routine, local travel may be required for bank deposits, training, outreach events, or other necessary tasks. Additional Compensation Corporate positions: eligible for quarterly or annual bonus programs based on individual and company performance in addition to base salary. On‑site property positions: eligible for weekly, monthly, and/or quarterly bonus programs in addition to base salary. On‑site housing discount available to onsite team members at Greystar‑managed communities, subject to discount and unit availability. 6‑week paid sabbatical after 10 years of service, and every 5 years thereafter. 401(k) with company match up to 6 % of pay after 6 months of service.
