The Real Estate Development Manager is responsible for key activities focused on the business side of property development These activities include but not limited to; site/asset assessment, acquisitions and depositions, securing entitlements and incentives, managing approval, variance and permitting activities, securing financing and financial reporting, managing the architects and engineers, supporting the construction and facilities management team, overseeing asset leasing and marketing/branding strategies.This position may involve occasional weekend work hours and travel. Responsibilities Site acquisition/assessment and due diligence Site feasibility analysis RFP preparation for third-party as well as responding to outside RFP's. Compile information for investment feasibility analysis. Negotiating skills in contracts and leases. Attend and manage public municipal and community approval meetings. Facilitate community outreach programs. Develop proformas and perfect proformas. Track development costs and budget variances. Manage overall project schedules and construction costs through our various CM and GC’s.. Lead project update meetings. Lead the incentive and entitlement processes with the State and local municipalities. Support the design and construction management team. Attend all regularly scheduled project oversight meetings. Prepare reports for management, investors, lenders and partners. Assist with sourcing and negotiating terms for equity and debt. Manage financing closing process and all ongoing reporting. Develop presentations for internal and external communications. Develop marketing strategies for new developments. Oversee project lease-up through stabilization and on ongoing basis. Project brand management and oversight. Lead municipal approvals for all tax abatement, Tax Increment Financing approvals, and various available incentives and programs. Qualifications and Education Must have a Degree in Business with a focus on Real Estate, Real Estate Development, Architecture, or Urban Planning. 3 years’ experience in commercial and multifamily real estate development Strong knowledge of Real Estate principles and practices. Strong knowledge in construction principles, and methods and means. Strong knowledge of property development and industry practices Strong knowledge of historic real estate preservation and redevelopment Effective business management and development skills Must be comfortable with frequent interaction with internal management and external business executives. Must have strong understanding of various available incentive tools used in urban development such as but not limited to Tax Increment Financing, NEZ/OPRA/PA-210 Tax abatements, Historic Tax Credits, New Market Tax Credits, LIHTC and Home Funds. Strong interpersonal, verbal, and written communication skills; must be able to build rapport and collaborate with people at all levels both internally and externally. Must be highly organized and detail oriented to meet service expectations of prospective tenants, investors, and ownership. Ability to thrive and excel in a team setting. Strong critical thinking skills Ability to think creatively. Strong knowledge of Microsoft Project, Excel, Bluebeam, Procore and rent management tools. The Construction Project Manager will be expected to work full time and sometimes work weekends and/or non-regular working hours. The position will be based out of our offices in Detroit, MI.
