The team's unique client-centric culture is integrated into each project and reflects a passion for the built environment and staying true to the client’s vision.Job DescriptionTurner & Townsend Heery is seeking a highly experienced Senior Construction Project Manager to serve as the primary client-facing representative for a large, complex healthcare capital program in Southern California.This individual will lead project management efforts from early planning and programming through design and construction. The SPM will serve as the prime point of contact for the owner and will direct an integrated project management team supporting a major institutional development.The ideal candidate brings deep experience in healthcare facilities, complex regulatory environments, and alternative delivery methods such as Progressive Design-Build.Key ResponsibilitiesExecutive Leadership & Primary ContactServe as the lead representative and primary point of contact to the clientDirect and manage the consultant project management teamIntegrate seamlessly with owner staff and stakeholdersProvide strategic advisory support on delivery, risk, and procurementPlanning & ProgrammingSupport development of project scope, budget validation, and delivery strategyAssist in preparation of alternative delivery procurement documentsDevelop high-level cost modeling and schedule frameworksDesign OversightOversee design development to ensure compliance with regulatory, code, and owner requirementsReview consultant deliverables for quality, constructability, and completenessFacilitate value engineering and risk mitigation strategiesConstruction OversightProvide executive-level oversight of cost controls, change management, and forecastingMonitor project schedule performance and risk mitigationEnsure regulatory compliance and quality assurance protocolsCoordinate with contractors, inspectors, and regulatory agenciesCloseout & TurnoverOversee substantial completion, documentation turnover, and warranty administrationEnsure financial reconciliation and project reporting requirements are satisfiedPreferred ExperienceExperience working with large public institutions or higher education clientsProgressive Design Build experienceFamiliarity with “best value” selection processesExperience implementing Lean construction management principlesExperience in highly regulated healthcare construction environmentsKey CompetenciesExecutive presence and strong client communication skillsStrategic thinking and risk management capabilityStrong contract and procurement knowledgeAbility to manage multiple stakeholders in complex institutional environmentsAbility to scale staffing resources as project needs evolveQualificationsRequired CredentialsCandidate must meet one of the following:Licensed Architect (California preferred)Registered Professional Engineer (California preferred)Bachelor’s degree in Construction Management and Certified Construction Manager (CCM)Minimum Qualifications15+ years of progressively responsible experience in project and construction managementDemonstrated leadership of large capital projects exceeding $100M construction valueDirect experience delivering licensed healthcare facilities (ambulatory, medical office, or acute care environments preferred)Experience with Progressive Design-Build and traditional Design-Build delivery methodsExperience managing fast-track, multi-phase construction programsProven ability to manage complex project budgets, schedules, scope, and procurement strategiesWorking knowledge of California Public Contract Code and public-sector procurement processesFamiliarity with healthcare regulatory authorities (e.g., state-level health facility oversight agencies)Strong understanding of:California Building CodeADA complianceFire and life-safety standardsEnvironmental review processes (CEQA experience preferred)Additional InformationThe salary range for this full-time role is $170k-$220k per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary.
