Maintenance Tech# Maintenance TechBrookstone Terrace of Greensboro LLC - Greensboro, NC 27455## Description**JOB OBJECTIVE:** Performs, manages and supervises maintenance tasks in multiple sites. Enforce policies, procedures, and standards as established by the company. Position reports to the owner and works in conjunction with the Administrators at the various sites.**ESSENTIAL JOB FUNCTIONS:*** Ensures that quality services are rendered by department in meeting resident needs, and that good resident relations are enhanced.* Establishes and implements an on-going program of preventative maintenance for each building.* Maintains accurate records of projects to include costs, materials, timeliness in completion.* Be able to accurately quote costs for possible projects.* Monitors and maintains high levels of repair and cleanliness in resident rooms, storage areas, laundry, restrooms and public areas.* Establishes and enforces procedures for security of resident and community property.* Compiles and reports accurate status of resident’s rooms to Executive Director.**Readiness for a move-in must be a top priority*** + Implements emergency procedures and conducts periodic drills to comply with State Regulations. + Maintain security of keys + Performs all maintenance functions inside and outside the residences. + Responds to reported maintenance problems/issues. Inspects residence for potential maintenance problems. + Maintains all equipment in good working function + Maintains outdoor grounds and outside of building. Orders and maintains all supplies for maintenance department. + Supplies information for development of the annual budget. Will keep his/her department within budget. + Will report immediately owner any concerns about the building, the grounds or any safety issue. + Does not have access to resident’s medical record under HIPAA Policies and procedures. + Communicates continuously with the Administrator and other department heads regarding deficiencies, and ensures that corrective action is taken. + Maintains energy management practices, policies and procedures. + Calculates, submits, and monitors departmental costs. Ensures action steps are taken, as necessary, to maintain department’s level of performance. + Maintains a clean and orderly work area free of hazards. + Attends the Safety Committee meetings at various sites.**MARGINAL JOB FUNCTIONS:*** + Maintains departmental communication through the effective use of staff meetings, logbooks, and bulletin boards. + Conducts periodic training and re-training as necessary to implement new procedures and programs in regards to maintenance. + Participates in management programs as necessary. + Works with other department heads as necessary to resolve resident complaints. + Responsible for waste removal and recycling. + Additional duties as assigned to fulfill the position + Promotes cross-functional teams and cross training.## Qualifications**JOB STANDARDS:*** High School graduate preferred. Higher education or experience of such kind and amount as to provide a comparable background.* Must possess general mathematics skills and read and write in English.* Must be able to take accurate inventories, maintain records and files, maintain par stocks, schedule labor, and make payroll calculations.* Minimum 2-3 years supervisory experience and similar experience in maintenance.* Must be able to work flexible hours* Must be able to lift, carry, stand, bend, squat, crawl, reach, kneel, push, pull, and twist using good body mechanics for sustained periods of time.* 2-Step PPD, successful CBC and drug screening as indicated.* Must possess a valid driver’s license and CDL license where applicable.* Must be able to relate to residents and staff in a courteous manner under all circumstances.**JOB LOCATION:**Assisted Living Residence in assigned locations. Must be able to lift, bend and have the ability to move about the residence.**EQUIPMENT:**Power tools, Computer, Phone, Calculator, Copy Machine, Machine, automobile, operates housekeeping machinery.
