Competitive pay based on experience and skill Performance-based pay growth opportunities Company-provided Ford Transit Connect vehicle Fuel, vehicle maintenance, tools, and all equipment provided 120 hours of paid time off in Year 1 7 paid holidays Health, dental, and vision insurance 401(k) with employer match Company-paid short-term disability Paid onboarding and ongoing leadership and skills training 5-Year Dream Vacation Benefit Employee recognition, gifts, and company events What You'll Do Lead, support, and develop a team of approximately 3-4 Maintenance Technicians Review portfolio work orders daily to ensure priorities, completion times, documentation, and quality standards are being met Assign and balance workloads across the maintenance team as needed Assist technicians with complex plumbing, electrical, HVAC, and general maintenance issues Teach, coach, and train technicians to strengthen troubleshooting skills and increase independence Monitor work quality and help reduce repeat repairs and callbacks Ensure preventative maintenance expectations are completed across assigned communities Create and manage the maintenance on-call schedule Participate in the on-call rotation approximately one week per month Partner with the Maintenance Director and company leadership on vendor coordination and larger maintenance needs Communicate professionally with property teams, residents, vendors, and leadership Ensure work orders and maintenance activity are accurately documented in AppFolio Monitor maintenance spending across your portfolio What We're Looking For 3+ years of apartment maintenance, skilled trade, or comparable maintenance experience Previous maintenance leadership, supervisory, or team-lead experience strongly preferred Strong working knowledge of plumbing, electrical, HVAC, and general repairs Strong HVAC troubleshooting and repair knowledge is required Ability to diagnose complex maintenance problems and teach others how to solve them Strong leadership, coaching, and accountability skills Ability to prioritize and manage maintenance needs across multiple properties Reliable, organized, and able to follow through without constant oversight Strong attention to quality with a focus on reducing callbacks Professional communication and resident service skills Comfortable making decisions and escalating issues appropriately Valid driver's license with a clean driving record Must have a smartphone capable of downloading and using required work applications, including Paycor, DialPad, AppFolio, and Ramp Location & Schedule Portfolio: Greater Cincinnati properties Full-time, field-based leadership position Standard 8-hour daytime schedule Regular local travel between assigned properties Oversees approximately 3-4 Maintenance Technicians Participates in on-call approximately one week per month Reports directly to the Maintenance Director Must be able to walk properties, climb stairs, work indoors/outdoors, and lift up to 50 pounds #J-18808-Ljbffr
