Lead Maintenance Technician

Job Overview Titan Corp seeks maintenance technicians for a growing property management company. Benefits include Medical, Dental, Vision, 401K, Paid Time Off. Role Summary The Maintenance Technician provides proper maintenance for the community and excellent customer service to all residents and prospects. Uniform with ID badge must be worn at all times on Titan Corp properties, including nights and weekends. Essential Duties Complete all service requests within 24 hours, unless extraordinary parts or labor are required. Keep the maintenance shop clean and orderly. Monitor and operate compactor. Help maintain grounds and streets free of litter. Maintain uniform and personal appearance clean and neat. Maintain all amenity areas. Assist Community Director with unusual projects as necessary for smooth property operation. Keep all project directional signs clean, painted, and straight. Monitor recycling containers, keeping them clean and items separated. Notify Community Director or Maintenance Supervisor when going to be out of work for any reason. Monitor guidelines for vacant, office, and common areas. Check and replace defective or burned‑out light bulbs or security lights; light inspections performed one or two times per week. Serve as maintenance “on call” as necessary. Perform other duties as assigned by the Community Director and/or Maintenance Supervisor. Physical & Technical Requirements Use various hand tools and test equipment ranging from a few ounces to 40 pounds. Use a 30‑pound can of refrigerant for servicing air conditioners. Hand‑carry and use a 70‑pound refrigerant recovery unit. Hand‑carry and install air‑conditioning compressors weighing 40–120 pounds, depending on the condensing unit size. Hand‑carry and install air‑conditioning condenser units weighing 100–250 pounds. Hand‑carry and install furnace/forced‑air units weighing up to 90 pounds. Hand‑carry and install hot‑water heaters weighing 70–90 pounds. Hand‑carry and install commode/closet combinations weighing 40–50 pounds. Climb ladders (16–40 feet) for gutter cleaning and roof repairs; carry and transport ladders weighing 20–125 pounds. Perform preventive maintenance on all weight‑room equipment. Use ladders to change light bulbs in breezeways and buildings; ladders may weigh 10–125 pounds. Change glass panels weighing 10–40 pounds; ladders may be required. Pool maintenance may involve lifting and transporting 100‑pound drums of granular chlorine, 50‑pound drums of stick chlorine, and 50‑pound bags of soda ash or bicarbonate of soda. Replace pool pump motors, which may weigh 25–200 pounds, depending on size. Move appliances between apartments or to apartments across the community using a hand truck over one to three flights of steps; appliances may weigh 75–over 200 pounds. Move commercial laundry machines (120–150 pounds) for repair or preventive maintenance. Move furniture between units or within resident apartments, ranging from several pounds to several hundred pounds. Repair building structure or move building materials weighing several pounds to several hundred pounds. Maintain special equipment (exercise equipment, gas grills, golf carts, car washes, amenity areas, security gates) requiring lifting of pieces commonly over 100 pounds. Perform resident service functions or upgrades such as installing track lighting or ceiling fans using a stepladder; lifting with both hands required. Lift and transport other maintenance items weighing up to 200 pounds. Customer Service Responsibilities Communicate clearly to residents, both verbally and in writing. Read and listen to resident requests and concerns. Receive resident concerns in a calm and open manner. Qualifications Special Skills Required CMRT (Certified Maintenance & Reliability Technician) certified. EPA (Environmental Protection Agency) certified. Demonstrate pride in a job well done, courtesy, tact, and commitment to quality work. Appear clean‑cut, neatly dressed, wearing proper uniform daily. Possess good character and background suitable for thorough background check. Pass a drug‑screening test. Communicate with residents both verbally and in writing, and receive concerns calmly. Have dependable transportation capable of carrying tools and parts for efficient maintenance. Hold a valid driver’s license. Minimum five (5) years experience as a Maintenance Technician.
