Maintenance CustodianThe Maintenance Custodian is responsible for maintaining the cleanliness, safety, and overall appearance of the building and surrounding grounds. This role ensures a well-kept, orderly environment that supports daily operations and enhances the resident experience.Work Schedule:Flexibility: Must be able to work a flexible schedule, including weekends. Overtime and coverage for additional shifts may be required; schedules are subject to change.Essential Job FunctionsResponsible for the general upkeep and cleanliness of the buildings. This includes but is not limited to mopping, vacuuming, shampooing, waxing, and buffing floorsMonitors & maintains cleanliness of exterior building and grounds.Performs snow removal from walkways, steps, and parking lots as directed, salt and sand areas as instructedResponsible for performing all program and special function room set-ups as scheduledPerforms basic maintenance functions under the guidance of the maintenance supervisor such as: installation of garbage disposals, patching and painting walls, changing locks, repair of maintenance equipment, monitoring and replacing light bulbs, air filters, smoke detector batteriesMonitors and handles all building compacting machines and containers as neededAssists and performs, as assigned, routine annual apartment inspections (HUD/MHFA) as scheduled, with supervisorAssists with turnovers in the removal of all furniture and debris, in accordance with all 2Life policies and regulations, from all vacant apartments as needed, in preparation for further apartment turnover proceduresReports all unsafe practices observed to management to help ensure 2Life work practices are safe and in compliance with company standardsMay serve as Maintenance Monitor, accompanying external contractors to tenant's units and observing their work thereKnowledge, Skills & AbilitiesMinimum 1-year work experience in a general labor or semi-skilled position in a multi-family or commercial property and be able to follow written and oral instructionsKnowledge of basic skills in carpentry, electrical, plumbing, & paintingMust be able to safely and frequently lift and move up to 50 poundsMust have good interpersonal skills, be sensitive to and comfortable working with the elderly, and be able to communicate effectively in English, written and spokenMust have a valid Massachusetts driver's licenseBasic computer skills preferred.Working Conditions/Physical DemandsWhile performing the duties of this job, the employee is regularly required to stand, walk, stoop, kneel, climb, etc. Must have full use of arms, hands and finger dexterity to reach, lift, pull, push and feel.Beyond The Paycheck: Why You'll Love Working Here:We don't just offer a job; we invest in your entire life.
