Director of Accounting

Our client is seeking a seasoned, hands-on accounting professional with deep experience in commercial real estate accounting, preferably within an owner/operator of grocery-anchored and neighborhood shopping centers. The ideal candidate will have comprehensive knowledge of property-level and corporate accounting, exceptional proficiency with Yardi, and a strong understanding of the accounting complexities associated with multi-tenant retail properties. This individual should be comfortable taking ownership of the accounting function and working across virtually all aspects of the business—from day-to-day property accounting and financial reporting to CAM reconciliations, budgeting, cash management, and coordination with outside tax and audit professionals. KEY RESPONSIBILITIES: Manage the full accounting cycle for a portfolio of commercial real estate assets, with an emphasis on grocery-anchored and multi-tenant shopping centers. Prepare and review monthly, quarterly, and annual property-level financial statements. Maintain general ledgers & ensure accurate & timely recording of revenues, expenses, accruals, and other transactions. Manage tenant billing, accounts receivable, cash receipts, accounts payable, and vendor payments. Prepare and review CAM, real estate tax, and insurance reconciliations, including interpretation of tenant lease provisions, expense pools, caps, exclusions, and pro rata share calculations. Maintain tenant recoveries and other lease-related accounting information within Yardi. Work closely with property management, asset management, leasing, and ownership to address accounting and financial matters. Prepare annual property operating budgets and assist with forecasts and variance analysis. Perform monthly bank reconciliations and oversee cash management across property and corporate accounts. Manage fixed assets, depreciation schedules, capital expenditures, and construction/development-related accounting as applicable. Track security deposits, prepaid rents, tenant receivables, and other balance sheet accounts. Prepare lender reporting and assist with debt-related accounting and compliance requirements. Support property acquisitions and dispositions, including accounting setup, closing statements, opening balance sheets, and financial information required for due diligence. Coordinate year-end financial reporting and work with outside CPAs on tax returns, audits, and other reporting requirements. Maintain appropriate accounting controls, policies, and procedures. Identify opportunities to improve accounting processes, reporting, and the utilization of Yardi. Serve as the internal accounting resource for ownership and other members of the organization. QUALIFICATIONS: Bachelor’s Degree in Accounting, Finance, or a related field; CPA not required. Approximately 7–15+ years of progressive accounting experience, preferably within commercial real estate. Significant experience working for a commercial real estate owner/operator or property management organization. Direct experience with grocery-anchored, neighborhood or other multi-tenant retail shopping centers Advanced proficiency with Yardi, including property accounting, tenant billing, recoveries, and financial reporting. Strong working knowledge of CAM reconciliations and tenant expense recoveries. Thorough understanding of GAAP and property-level accounting principles. Experience with budgeting, forecasting, cash management, and financial statement preparation. Ability to read & interpret leases as they relate to rent, CAM, taxes, insurance, percentage rent, and other tenant charges. Advanced Excel skills and strong overall systems aptitude. Highly organized and detail-oriented with the ability to manage multiple properties, entities, and deadlines. Comfortable working in a small, entrepreneurial real estate organization where the accounting professional is expected to be both strategic and highly hands-on.
