Maintenance Technician

Maintenance Technician The Maintenance Technician is responsible for assisting in the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The technician also supports the make-ready process under the supervision of the Maintenance Supervisor and Community Manager. Essential Duties & Responsibilities Community Maintenance: respond to resident/management requests and work orders for common areas, buildings, and units in a timely manner Carry out repairs and replacements necessary for community common areas and units Assist with scheduling and performance of maintenance/repair-related turn events Assist in daily exterior cleanup of the community, including grounds, breezeways, and all common areas Perform swimming pool maintenance and cleaning and maintain accurate chemical logs Inspect grounds, buildings, and other community features daily to identify and address hazardous conditions Maintain preventative maintenance programs to extend the life of the community and minimize future repairs Understand and follow Asset key policy Maintain a well-organized, properly stocked maintenance shop while adhering to safety standards and OSHA guidelines Assist the Maintenance Supervisor with the hazard communications program and safe work practices Participate in unit inspections as requested Monitor inventory of equipment and supplies as requested Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, make-ready status, and work in progress Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit Report observed violations of community rules to the Maintenance Supervisor and/or Community Manager Participate in on-call emergencies at the community Utilize property resources, equipment, and supplies economically Perform additional tasks and responsibilities as requested by the Maintenance Supervisor and Community Manager Customer & Resident Relations: maintain excellent customer service and monitor service-request turnaround and responsiveness Project a favorable image of the community to achieve property objectives and public recognition Ensure consistency in dealing with residents on all matters Enforce community policies delegated by the immediate supervisor Education/Experience High School Diploma or Equivalent Ability to understand and perform all on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements Regularly move about to accomplish tasks or move between work sites Ascend/descend ladders, stairs, ramps, and other structures; work in various environments, including tight and confined spaces Lift and move objects 100+ lbs; operate machinery, power tools, and vehicles; work outdoors in various weather conditions May require overtime, weekends, and night hours for on-call emergencies Occasionally remain in a stationary position for extended periods License/Equipment Must have reliable transportation due to on-call emergency requirements Compensation & Notes This job description reflects current expectations and may be modified at any time.
