General Summary

The Outside Sales Mortgage Loan Originator is responsible for generating residential mortgage loan business through proactive sales activities conducted primarily outside the employer's place of business. This role focuses on building relationships, meeting clients in person, and guiding them through the mortgage process while ensuring compliance with all regulatory and company standards.

Reports To: Mortgage Sales Manager

Essential Duties and Responsibilities

Sales and Business Development

• Identify, develop, and maintain relationships with prospective borrowers through networking, referrals, and community engagement.
• Actively solicit mortgage loan applications by meeting clients at their homes, workplaces, or other locations outside the employer's office.
• Keep current on market conditions and competitive interest rates.

Client Consultation and Loan Origination

• Conduct in-person meetings to explain mortgage products, terms, and conditions tailored to client needs.
• Collect and review financial documentation, including income, employment history, assets, and credit reports.
• Accept mortgage loan applications according to policies, procedures, and guidelines established by ChoiceOne Bank, regulatory agencies, and other appropriate entities.

Negotiation and Closing

• Obtain signed applications and agreements for mortgage loans.
• Ensure all required disclosures and compliance steps are completed accurately and timely.

Relationship Management

• Maintain ongoing communication with clients throughout the loan process.
• Provide exceptional customer service to ensure a smooth closing experience.

Other Duties

• Understand the loan underwriting standards.
• Continually review journals, articles, publications, and other material to review regulatory and legal changes pertinent to mortgage lending to ensure that all policies and procedures comply with all applicable laws and regulations.
• Develop relationships and knowledge which encourage referrals and synergies with co-workers.
• Develop partnerships with commercial, consumer, investment, and insurance divisions.
• Participate in staff meetings, including communication of information to staff members.
• Involvement in marketing of products, services, and promotions related to mortgage loan campaigns and marketing efforts of the organization.
• Be familiar with and comply with the provisions of the Bank Secrecy Act and USA PATRIOT Act as they relate to the functions of this position. Complete all required reports related to those acts and reports any observed violations or potential violations of those acts to a supervisor or other appropriate bank officer.

Qualifications

• Thorough knowledge of the lending function
• General Accounting knowledge
• Ability to perform minimal data entry
• Ability to handle multiple tasks simultaneously
• Ability to meet established deadlines

Experience and/or Education

• High School Diploma or equivalent
• Bachelor's Degree in business-related major preferred
• Five (5) to seven (7) years of progressively more responsible job-related experience to be familiar with all lending functions and regulatory requirements
