Role Summary The Project Manager 2 provides overall direction and leadership on moderately complex projects or portions of large construction projects. This position is responsible for fully implementing and managing project operations and administration while supporting the strategy, vision, and values of JE Dunn. Autonomy & Decision Making Makes decisions within defined limits of authority and consults supervisor on other decisions. Senior Project Manager Key Responsibilities Project Management (Core) Lead all aspects of the company's safety culture by demonstrating commitment to an injury‑free environment through individual actions and mentoring others. Investigate safety incidents and retrain staff as needed. Manage the JE Dunn prestart checklist form. Support the preconstruction team, including: Quantity takeoffs Trade coordination Scope of work development and review Bid list creation and bid advertisement Lead planning and implementation of the buyout schedule. Verify pricing and scope, identify successful bidders, provide gap analysis against initial scope, and manage subcontract issuance. Manage the submittal schedule and coordinate priorities with the team. Review and approve all shop drawings and samples before submission to architects or engineers. Ensure approved submittals are returned to subcontractors and available to the project team according to schedule. Coordinate with Logistics to obtain pricing on materials and equipment. Work with Risk Management to ensure subcontractor approvals and bonding requirements are met while providing ongoing subcontractor risk analysis throughout the project lifecycle. Coordinate project stakeholders, including subcontractors, owners, field teams, design teams, vendors, and others. Distribute change requests to subcontractors for pricing and schedule input. Gather and evaluate subcontractor pricing for accuracy. Prepare, submit, and obtain owner/architect approval for change requests. Lead meetings including: Monthly project reviews Progress meetings Complete monthly subcontractor and owner pay application processes. Prepare and maintain project schedules with the Project Superintendent using Lean principles as appropriate. Manage materials, labor, and procurement logs to ensure resources are available to meet project schedules. Identify schedule impacts including scope, weather, manpower, and changes, and facilitate mitigation plans. Maintain written documentation for decisions affecting budget, schedule, legal, quality, and safety. Provide regular reporting and project analysis to communicate project status and profitability. Prepare monthly cost and margin forecasts with input from the superintendent. Participate in project budget development and monitor costs against budget. Lead the project closeout process, including: Punch lists Subcontracts Warranties Interface with regional/company legal counsel as appropriate. Additional Responsibilities (Project Manager 2) Gain an understanding of the estimating process from conceptual phase through GMP development. Identify, understand, and actively manage project risks. Understand and manage the project business plan to maximize financial success. Implement and manage operational and administrative components of multiple or moderately complex construction projects. Identify problems and recommend solutions for review and implementation. Manage deliverables from internal resources including IPS, Logistics, Self‑Perform, and other functions. Participate in business, industry, and community activities to strengthen external relationships. Knowledge, Skills & Abilities Ability to perform work accurately, completely, and on time. Intermediate verbal and written communication skills. Ability to conduct effective presentations. Intermediate proficiency with Microsoft Office. Ability to apply construction management means and methods. Thorough knowledge of project processes. Ability to build collaborative relationships internally and externally. Advanced proficiency with project management and accounting software. Advanced proficiency with required construction technology. Advanced proficiency with scheduling software. Intermediate knowledge of Lean processes and philosophy. Ability to manage budgets, maximize profitability, and generate future work through relationship building. Ability to build long‑term relationships with team members beyond individual projects. Education Bachelor's degree in Construction Management, Engineering, or a related field. Equivalent relevant experience will be considered in lieu of a degree. Experience 7+ years of construction management experience. Valid and unrestricted driver's license required. Must be able to lift up to 25 pounds. May require periods of travel and/or relocation. Must be willing to work non‑traditional hours to meet project needs. May be exposed to extreme hot or cold conditions. Assignment locations may include project sites and/or office environments. Base Compensation (California): USD 148,800 – 185,999 , depending on experience. Candidates with exceptional experience and a demonstrated history of successful performance may receive compensation above this range. Eligible for a target bonus based on both individual and company performance.
