Mungo Homes has a new opening for a Land Acquisition Manager in Wilmington, NC. This position is responsible for sourcing, assessing, and negotiating land acquisition deals for residential development, including performing due diligence, concept land planning, and environmental/utility system/title analysis. The role monitors and supports the acquisition process through final contract and closing phases. Responsibilities Develop and cultivate relationships with landowners, brokers, developers, and professional organizations to gain the best positioning for land deals and maintain market awareness. Source potential land acquisition opportunities through detailed study of tax maps and networking with attorneys, engineers, brokers, and others involved in residential land development. Prepare land acquisition packages and participate in presentation for approval. Negotiate price and contracts with sellers; coordinate preparation of contracts and closing documents. Prepare Letters of Intent for land acquisition opportunities. Manage the due diligence process on land acquisition opportunities, including initial master planning work in close coordination with internal design and land development teams. Manage, coordinate, and meet all entitlement needs for land acquisitions. Assist with preparation of financial proformas, inclusive of assumptions about timing, pricing, product lineup, sales pace, municipal fees, and other costs associated with land acquisition and development to determine the viability of proposed land acquisitions. Assist with preparation of market analysis, assess values, and prepare narrative reports for properties under consideration for purchase. Manage feasibility studies and the preparation of land acquisition approval submissions. Assist in the evaluation process and inspection of land under consideration for acquisition; recommend acquisition, disposition, and other actions consistent with established company guidelines and requirements. Maintain inventory reports, critical dates, contract summaries and periodic market analysis. Monitor market activity for pricing, value, and absorption. Assist with property rezoning and community planning. Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education and/or Experience Bachelor's degree from an accredited four‑year college or university; and minimum five years related experience and/or training in land acquisitions or residential real estate; or equivalent combination of education and experience. Local experience is recommended and preferred.
