Safeguard Properties
All the relevant skills, qualifications and experience that a successful applicant will need are listed in the following description.
Position Summary
Safeguard Properties is seeking a detail-oriented and analytical Investor Compliance Specialist to investigate and resolve property preservation claims, disputes, and financial discrepancies associated with mortgage servicing and investor property requirements. When an investor, lender, or government agency identifies a concern regarding property preservation services, this role evaluates the available documentation, determines the root cause, and establishes accountability for any associated costs.
The Investor Compliance Specialist plays a critical role in protecting Safeguard's financial interests, maintaining compliance with client and investor guidelines, and ensuring claims are resolved accurately, consistently, and within established timeframes. Success in this role requires sound judgment, thorough documentation, effective communication, and the ability to distinguish vendor performance issues from internal process or operational errors.
What You'll Do
- Investigate and Evaluate Claims: Conduct detailed reviews of property preservation claims, loan-level documentation, work orders, property photos, invoices, receipts, service histories, and applicable investor guidelines to validate claim details and identify discrepancies.
- Determine Accountability: Analyze the facts and supporting documentation to establish the root cause of each claim and determine whether responsibility rests with a field service vendor, Safeguard's internal operations, or another contributing factor.
- Protect Financial Interests: Evaluate disputed charges, requested reimbursements, property damage allegations, missed service requirements, and workmanship concerns to support accurate claim decisions and minimize avoidable financial losses to Safeguard.
- Resolve Disputes: Research and address claim disagreements by gathering supporting evidence, validating work performed against contractual and investor requirements, and communicating clear, fact-based resolutions to the appropriate parties.
- Ensure Compliance: Apply applicable investor and client requirements, including relevant FHA, Fannie Mae, and other mortgage servicing or property preservation guidelines, when evaluating service performance and claim validity.
- Maintain Accurate Documentation: Record investigation findings, claim determinations, supporting rationale, and resolution details in Archer and other applicable systems. Ensure photos, receipts, correspondence, and other supporting records are complete, accurate, and readily accessible.
- Manage Timely Resolution: Maintain ownership of assigned claims from initial review through final disposition, respond to emails and calls within two business days, and consistently follow up with internal departments and external partners to prevent unnecessary delays.
- Identify Trends and Process Gaps: Recognize recurring claim types, vendor performance concerns, documentation deficiencies, and operational issues. Escalate patterns and recommend process improvements that support greater accuracy, accountability, and loss prevention.
- Collaborate Across Teams: Partner with internal departments, field service vendors, and other stakeholders to obtain missing information, clarify disputed transactions, and achieve appropriate, well-supported claim outcomes.
What You Need to Succeed
- Analytical Judgment: Ability to review complex, property-level information, interpret supporting documentation, identify inconsistencies, and reach objective conclusions based on documented facts and established requirements.
- Mortgage and Investor Knowledge: Understanding of loan review processes, mortgage servicing, property preservation requirements, and applicable investor guidelines. Familiarity with FHA, Fannie Mae, and other investor standards is valuable.
- Attention to Detail: Ability to identify discrepancies in work orders, service records, property photos, invoices, and other documentation while maintaining accurate claim records.
- Financial Accountability: Understanding of how claim decisions, vendor errors, and operational discrepancies can affect company costs, reimbursements, and financial performance.
- Technology Proficiency: Comfort working in Microsoft Office and navigating multiple computer applications, databases, and tracking systems simultaneously.
- Communication and Conflict Resolution: Ability to communicate findings professionally, support decisions with clear documentation, manage disagreements objectively, and work toward practical resolutions.
- Organization and Follow-Through: Ability to manage a high-volume workload, prioritize competing deadlines, maintain consistent follow-up, and move claims toward timely resolution without sacrificing accuracy.
- Adaptability and Problem Solving: Willingness to learn changing client requirements, investigate unfamiliar situations, and adjust priorities as business needs evolve.
