Job Description Summary This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role performs all activities related to leasing new residents, ensuring resident satisfaction, and securing lease renewals. Essential Responsibilities Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, and background checks, preparing leases, and ensuring a smooth move‑in and lease signing. Inspect apartments before move‑in to ensure a ready condition, scheduling any necessary maintenance with the team. Stay informed about market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow community policies on concessions and specials to sustain occupancy. Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs, and internet marketing tools such as Craigslist, Facebook, and e‑mail. Use on‑site property‑management software (e.g., OneSite, Yardi) to track availability, record leasing activity, manage resident data, and capture demographic information. Ensure show units meet quality standards by inspecting the marketing corridor, communicating maintenance needs, merchandising, and preparing the leasing office daily. Follow up with prospects and new residents via e‑mail, thank‑you notes, cards, or phone calls to finalize leasing decisions. Support the lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring timely execution of renewal documents. Respond promptly and courteously to resident and client concerns, documenting and conveying requests to relevant parties. Required Licenses or Certifications All licenses and/or certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Ability to stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Ability to work indoors and outdoors in all weather conditions. Ability to push, pull, lift, and carry weights up to 25 pounds independently and 50 pounds with assistance. Occasional travel for assistance, training, or meetings may be required. Work a flexible schedule, including evening, weekend, and holiday coverage. Compensation The hourly range for this position is $18.27 – $22.88 (Los Gatos). Many factors influence pay, including business requirements, experience, skills, and location. Corporate positions may be eligible for quarterly or annual bonus programs based on individual and company performance.
