At Birgo, Senior Property Managers take ownership of the resident experience and property performance. This role oversees daily operations, leasing, budgeting, and resident satisfaction across multifamily properties (~400 units) in the Buffalo, Hamburg, and Tonawanda areas. Core Responsibilities Maximize operational performance of properties Provide excellent customer service through prompt, professional, and authentically caring responses Lead the leasing efforts for your property group by executing or overseeing advertising, applications, showings, walkthroughs, move-ins, and renewals Conduct monthly budget reporting; collaborate with asset management on annual budgets; approve weekly payables Manage collections, delinquencies, and evictions Oversee the completion of maintenance tasks and enhance the property's curb appeal Lead, manage, and train the team to accomplish the goals of the property group Maintain clean and safe properties by resolving tenant complaints, conducting weekly onsite inspections, and enforcing rules of occupancy Coordinate services with external vendors Set the scope of turnovers and capital projects Lead the onboarding of new properties to the property group if needed Other duties as assigned to help Birgo improve lives through real estate Successful Candidate Profile Experience 3+ years of proven experience directing multifamily property management operations and leading onsite teams 7+ years of industry experience In-depth understanding of Buffalo's market-rate multifamily industry Appfolio or other property management software experience Section 8 experience (preferred) Scattered site experience (preferred) Skills Proactive in adopting and utilizing technology Excellent interpersonal and relationship-building skills Strong financial and business acumen Exceptional written, verbal, and persuasive communication abilities Highly organized with effective time management and keen attention to detail Work Style Excited to problem-solve and improve properties Careful with rules and comfortable working within established processes Strong commitment to timely and precise work Other Requirements Reliable personal transportation and valid driver’s license for property visits during business hours and as needed after-hours Able to ascend/descend stairs and traverse uneven terrain Able to transport up to 25 lbs Able to use a computer for a full workday Medical, dental, vision, life, and pet insurance with company contribution Flexible paid time off and paid holidays 401(k) retirement plan with employer match Team outings and volunteer events Discounted rates at Birgo Properties More About Birgo Birgo Realty offers an exciting start-up environment, characterized by fast growth and an entrepreneurial spirit.
