Grounds Maintenance PositionThis position is primarily responsible for the maintenance and upkeep of the grounds and common areas of an apartment or townhome property. Follows the company's standards to ensure resident satisfaction.Part Time: 20 hours a week, Mornings, Monday through FridayResponsible for maintaining the overall condition and cleanliness of the community exterior grounds and any other assigned work areas.Tasks include:Completion of daily tasks such as general exterior cleaning, pool chemical inspections, trash removal, and package or notice deliveryMaintain property appearance, upkeep/curb appeal to ensure competitiveness within the industry, attract future residents, and provide a welcoming environment to current residentsAssist in light maintenance tasks as assigned including flower, turf, filling potholes, shrub and tree maintenance (i.e. – watering, irrigation, pruning, weeding, planting, etc.), shoveling and assisting with tasks as assigned by the Community ManagerResponsible for the proper use and safeguarding of all maintenance equipment and supplies, and adheres to cost controls to reduce expenses and wasteMonitor stock levels on all necessary grounds inventory and place orders through Community ManagerMaintain accountability for all necessary inventory, supplies, tools, and equipmentAnticipate and respond to residents in a friendly, positive and timely mannerWork as a team player in meeting residents' needs, and actively contribute to the efforts of other areas when necessaryMay be required to attend residential community activities after normal business hours, as requested by the Community ManagerMitigate risk by conducting routine inspections of community grounds to maintain standards per CSM, local, state and federal regulations including AWAIR programOperate all equipment following safe and proper proceduresFollow all company procedures for resident/associate incidentsKnowledgeable of property emergency proceduresEnsure a clean and safe work environmentAssist with turn, parking, sidewalk, roadways, etc.Must be available to assist in any natural/catastrophic disasterProduce required volume of work by planning, organizing and prioritizing work dutiesAdhere to company attendance policy, grooming/appearance/dress code standards, and general work rules and department proceduresAttend all required meetingsAdhere to all company Standard Operating Procedures and Fair Housing lawsEducation: High school diploma or GED preferredExperience/Knowledge/Skills/Abilities: Prior grounds experience is preferredAttention to detail, customer focused and the ability to perform job duties in a fast-paced environmentCurrent and valid driver's license with safe driving record requiredCPO Certification is preferred for properties with pools, or the ability to obtain certification based on policy guidelinesMaintains predictable and reliable attendanceAbility to lift, push and pull up to 50 pounds on an occasional basisThis document describes the general nature and level of work required of those assigned to this role.
