Apartment Maintenance Technician

Key Responsibilities Complete service requests and work orders in a timely manner based on priority Prepare apartments for new occupancy, including unit turns and make‑ready work Perform repairs and maintenance in plumbing, electrical, carpentry, drywall, and HVAC systems Support preventive maintenance activities as assigned Assist with exterior and structural maintenance needs across the property Help maintain grounds and common areas to support a clean and welcoming environment Coordinate with vendors, schedule service as needed, and inspect completed work for quality Perform other related duties as assigned Schedule This position typically works Monday through Friday, 7:30 a.m. to 4:30 p.m., with an on‑call rotation approximately every nine weeks. Job Description Perform maintenance service and repairs within a specialized technical trade for the organization’s facilities; ensure efficient operations of facilities and equipment; care of all support equipment; inspect all systems including utility infrastructure in accordance with accepted standards. Assist in coordination and performance of landscape maintenance duties; maintain mechanical equipment and irrigation systems; assist with snow removal. Serve as part of a team responsible for carpentry, masonry, and painting functions related to facility maintenance. Serve as part of a team responsible for layout, assembly, installation, testing, repair, and adjustment of electrical distribution and wire communications systems and electrical fixtures. Serve as part of a team responsible for HVAC maintenance; assist with customer service requests, testing and inspection of water and life safety systems; administer chemical treatment programs and maintain fire systems and emergency calls. Serve as part of a team responsible for plumbing, refrigeration, and mechanical systems relevant to facility maintenance. Reporting Relationships Reports to Supervisor/Manager Typical Skills and Experiences Education: High school diploma or equivalent. Experience: At least two years of related work experience. Knowledge, Abilities and Skills: General knowledge of HVAC mechanical and life safety systems; knowledge of codes and principles for installation, maintenance, repair and operation of HVAC mechanical systems; competence in mechanical test equipment; experience in carpentry, painting, plastering, electrical maintenance, plumbing, HVAC maintenance and operations; ability to install, maintain, repair and operate moderately complex HVAC, plumbing, or electrical system; ability to troubleshoot and test HVAC mechanical systems and components; ability to interpret blueprints and electrical schematics. Job Conditions Overtime Eligibility: Eligible (Non Exempt) Working Conditions: Building maintenance environment, overtime and non‑standard work hours as needed. May be required to work outside in various weather conditions. Requires the ability to lift and carry objects weighing over 50 pounds, and to push/move up to 100 pounds. Frequent exposure to cleaning chemicals and solutions. A valid driver’s license and safe driving record is required.
