Position Overview

The Centralized Maintenance Technician serves as a highly skilled, mobile maintenance resource supporting multiple Core Spaces student housing communities within an assigned market. This role is responsible for ensuring consistent service delivery, asset preservation, and operational readiness across properties throughout the academic year, while also playing a critical role in the successful execution of the annual Turn.

Operating with a high degree of independence, this position diagnoses and resolves complex maintenance issues, supports site teams during periods of increased demand, and ensures communities consistently meet brand, safety, and resident experience standards. The Centralized Maintenance Technician must balance speed, quality, and sound judgment while adapting to the distinct needs of each community.

What You Will Do

Technical Maintenance Execution

• Independently diagnose, troubleshoot, and complete repairs across plumbing, electrical, HVAC, appliances, and carpentry systems, ensuring issues are fully resolved and not recurring.
• Execute work orders across multiple communities with urgency and precision, consistently meeting service expectations and minimizing disruption to residents.
• Identify patterns or recurring issues and implement or recommend long-term solutions to improve system reliability and reduce future service demand.

Preventative Maintenance and System Reliability

• Execute preventative maintenance programs to ensure building systems operate efficiently and reliably throughout the academic year.
• Proactively assess equipment and infrastructure to identify risks, anticipate failures, and reduce unplanned downtime.
• Ensure all preventative maintenance is completed, documented, and aligned with operational and compliance standards.

Annual Turn Execution

• Provide critical support during Turn, executing high-volume unit inspections, repairs, and readiness activities within compressed timelines.
• Ensure units meet move-in standards through detailed quality checks, punch completion, and final readiness verification.
• Identify and resolve issues quickly during Turn to prevent delays to leasing, move-in schedules, and resident experience.

Property Standards and Resident Experience

• Maintain units, amenities, and common areas to a high standard that supports leasing performance and resident retention.
• Ensure communities remain clean, functional, and tour-ready throughout the year.
• Deliver responsive, high-quality service in a student housing environment where speed and follow-through directly impact satisfaction.

Emergency Response and On-Call Support

• Respond to after-hours and on-call maintenance needs with urgency and sound judgment.
• Troubleshoot and resolve emergency issues (e.g., HVAC outages, leaks, electrical failures) to stabilize conditions and minimize resident impact.
• Coordinate with site teams and escalate complex situations when necessary to ensure timely resolution.

Cross-Property Support and Operational Agility

• Travel between assigned communities to provide targeted support based on service demand, staffing gaps, and operational priorities.
• Shift focus and workload dynamically across properties while maintaining consistent performance and quality standards.
• Integrate quickly into site operations, adapting to different building systems and team needs.

Work Order and Maintenance Management

• Accurately document all maintenance activity, including completed work, follow-ups, and identified risks within the work order system.
• Maintain detailed notes on complex or ongoing issues to ensure continuity across teams and properties.

Tools, Inventory, and Equipment

• Maintain accountability for tools and equipment, ensuring readiness and proper working condition at all times.
• Monitor supply levels across properties and proactively address shortages to avoid service delays.
• Identify and report equipment needs or inefficiencies.

Collaboration and Team Contribution

• Partner with Maintenance Supervisors and onsite teams to align priorities and deliver consistent maintenance execution.
• Share knowledge and best practices, providing informal guidance when working alongside less experienced technicians.
• Contribute to a team environment that prioritizes accountability, responsiveness, and quality.

Ideally, You'll Have

• 24+ years of hands-on maintenance experience, preferably in student housing, multifamily, or high-volume service environments.
• Strong working knowledge of HVAC, plumbing, electrical, appliances, and general carpentry, with the ability to independently troubleshoot and resolve issues.
• Proven ability to manage competing priorities and deliver timely results across multiple locations.
• Strong problem-solving and diagnostic skills with a focus on root-cause resolution.
• Experience using work order systems (Entrata or similar preferred).
• Valid driver's license and reliable transportation with the ability to travel between communities.

You'll Crush It If You Have Experience With

• EPA/HVAC or other relevant certifications
• Experience supporting multiple properties or working in a centralized/shared maintenance model
• Experience in on-call or after-hours maintenance roles requiring independent decision-making
• Experience using Entrata or similar property management/maintenance platforms, including work order tracking and documentation
