MAINTENANCE DIRECTOR

Overview Supervises, coordinates, and performs maintenance and repairs of the physical structures and grounds. Performs preventive maintenance according to Policy and Procedure Manual and the Total Equipment Lifecycle System (TELS) program. Responsibilities Directly supervise associates in the Housekeeping and/or Maintenance Departments as applicable. Carry out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, training associates; planning, assigning, and directing work; appraising performance; rewarding and disciplining associates; addressing complaints and resolving problems. Include overseeing the supervision of contractors. Maintain required TELs program, Life/Safety and Preventive Maintenance Binders. Abide by all State and Federal safety regulations including OSHA, EPA, MSDS, and NFPA, as well as State Regulations. Perform preventive maintenance to ensure the building and its contents remain operable and in good condition. Submit the maintenance calendar to the Executive Director monthly and note any exceptions. Paint and perform structural repairs to masonry, woodwork, and furnishings of buildings, or oversee contractors to maintain an attractive and safe building inside and out. Assist residents and family members with move-ins and move-outs, including moving boxes and furniture, hanging pictures, and making residents feel at home. Perform fire, tornado, and other disaster drills as necessary to prepare staff and residents for emergencies and to satisfy state requirements. Maintain an emergency kit for the community. Know the locations of shutoff valves for water, gas, electric, and sprinkler systems; ensure items are properly marked and identified with signage. Perform or oversee grounds maintenance activities such as mowing, trimming hedges, removing weeds, and raking leaves to keep outside areas attractive, safe, and clutter-free. Perform or oversee general cleaning and upkeep of buildings, including buffing, sweeping, mopping, vacuuming, carpet cleaning, and washing windows. Inspect repairs and services HVAC and environmental control systems or oversee contractors. Inspect repairs and services wiring, electrical fixtures, and control equipment or oversee contractors. Inspect repairs and services plumbing systems and installations for conformity to governmental codes, sanitation standards, and construction specifications or oversee contractors. Perform general repair and repainting of all areas or oversee contractors. Assist other departments as requested, including moving furniture and unloading and storing supplies. Requisition tools, equipment, and supplies. Maintain condition and repairs, repaint, and re-carpet unoccupied rooms to prepare for rental within seven days of vacancy unless a faster schedule is required; oversee contractors as needed. Be available to residents to assist with or perform periodic maintenance needs; complete all work orders within 24 hours of the request. Meet with residents upon move-in to examine electrical appliances and devices for safety. Handle chemicals according to manufacturer directions; keep chemicals under lock and key when not in use for safety. Be available to the community for on-call emergency situations outside regular business hours. Manage expenses within budget parameters using spend-down sheets. Be fully knowledgeable of the fire evacuation and disaster policy and participate as assigned in drills. Drive the community vehicle to transport residents as needed, including trips to medical appointments, shopping, or other activities, both non-medical and medical, outside the community. Drive for community business purposes, including attending trainings, covering other maintenance staff, and purchasing items for the community. Maintain confidentiality of all personal or health information concerning residents and staff. Perform other duties as assigned that relate to resident comfort and happiness. Qualifications Education: High school diploma and one to three years of related experience and/or training, or equivalent combination of education and experience. Licenses/Certifications: HVAC, Electrical, Plumbing preferred. Must possess or obtain a valid state driver’s license. Travel may be required as needed.
