POSITION SUMMARY

Park Square Condominiums is seeking a dependable, skilled, and service-oriented Jr. Maintenance Technician to assist with the daily maintenance, repair, inspection, and upkeep of the condominium property and its common areas.

The Jr. Maintenance Technician will work under the direction of the Maintenance Lead and will be responsible for completing routine maintenance, responding to work orders, identifying potential problems before they become major repairs, assisting outside contractors, and helping maintain a safe, clean, and well-functioning environment for residents, employees, and visitors.

The position requires someone who is hands-on, organized, responsive, and comfortable working in an occupied residential condominium environment.

ESSENTIAL DUTIES AND RESPONSIBILITIES

General Building Maintenance

·   Perform routine inspections of the property, common areas, mechanical spaces, parking areas, and building equipment.

·   Complete preventive maintenance according to established schedules.

·   Identify maintenance concerns and report conditions requiring repair or further evaluation to Property Management.

·   Perform minor repairs involving doors, locks, hardware, drywall, painting, caulking, lighting, fixtures, and other building components.

·   Replace light bulbs, fixtures, filters, and other routine maintenance items as needed.

·   Maintain common areas and building components in good working condition.

·   Assist with preparing areas for contractors, inspections, repairs, and scheduled projects.

Plumbing

·   Perform basic troubleshooting and minor plumbing repairs.

·   Inspect faucets, valves, toilets, drains, water heaters, and visible plumbing components for leaks or other problems.

·   Identify leaks, corrosion, running fixtures, damaged fittings, and other conditions requiring corrective action.

·   Assist with shutting off water when necessary and respond promptly to leaks or water-related emergencies.

·   Determine when a plumbing issue requires a licensed contractor and immediately notify Property Management.

Park Square currently uses a structured plumbing inspection process that includes checking valves, faucets, toilets, water heaters, HVAC-related areas, and documenting corrective actions and work orders.

Electrical and Lighting

·   Perform basic electrical troubleshooting within the limits of training and applicable regulations.

·   Replace bulbs, switches, outlets, ballasts, and other minor electrical components when appropriate.

·   Inspect common-area lighting and report or repair deficiencies.

·   Immediately report electrical conditions that may present a safety concern.

·   Coordinate with licensed electricians when repairs exceed the Maintenance Technician's qualifications or authorization.

HVAC and Mechanical Equipment

·   Visually inspect HVAC and mechanical equipment for abnormal operation, leaks, unusual noises, or other concerns.

·   Replace filters and perform routine preventive maintenance as assigned.

·   Monitor mechanical rooms and equipment areas.

·   Report equipment failures or abnormal conditions to Property Management.

·   Assist HVAC and other mechanical contractors with property access and coordination.

Elevators

·   Monitor elevator operation and promptly report outages, unusual noises, door problems, or other operating concerns.

·   Place appropriate signage when an elevator is out of service and notify Property Management.

·   Coordinate access for the condominium's elevator maintenance contractor when directed.

·   Maintain awareness of elevator service activities and communicate issues to management.

The Maintenance Technician is not expected to perform repairs or adjustments to elevator equipment that must be performed by a qualified elevator contractor. Park Square's elevator maintenance agreement specifically provides for contractor preventive maintenance, repairs, testing, callbacks, and associated service records.

Preventive Maintenance and Inspections

·   Follow established daily, weekly, monthly, quarterly, and annual preventive maintenance schedules.

·   Conduct routine property walks and document deficiencies.

·   Check equipment rooms, plumbing areas, common spaces, doors, lighting, and other building systems.

·   Help identify developing problems before they result in equipment failure or significant property damage.

·   Maintain accurate inspection and preventive maintenance records.

Preventive maintenance is particularly important at Park Square; the property's maintenance documentation defines it as regular and routine maintenance intended to keep equipment operating and reduce unexpected failures and downtime.

Work Orders and Resident Service

·   Receive and complete maintenance work orders assigned by Property Management.

·   Respond to requests professionally and courteously.

·   Document the work performed, materials used, and any recommended follow-up.

·   Notify Property Management when a work order cannot be completed internally and requires an outside contractor.

·   Respect resident privacy and condominium policies when entering residential units.

·   Maintain professional communication with residents at all times.

Contractor and Vendor Coordination

·   Provide building and equipment-area access to approved contractors as directed by Property Management.

·   Meet vendors and contractors onsite when required.

·   Assist management in confirming that contracted work has been performed.

·   Report concerns regarding contractor work, property damage, incomplete work, or unsafe conditions.

·   Assist with obtaining information, photographs, measurements, or other documentation requested by Property Management.

·   Do not authorize additional contractor work or expenses without management approval.

Safety and Emergency Response

·   Immediately report unsafe conditions, water leaks, electrical hazards, equipment failures, and other emergencies.

·   Assist Property Management during building emergencies.

·   Respond to urgent maintenance situations according to established property procedures.

·   Maintain clear access to mechanical rooms, electrical rooms, fire/life-safety equipment, and emergency exits.

·   Follow OSHA requirements, manufacturer instructions, property safety procedures, and applicable regulations.

·   Use appropriate personal protective equipment (PPE).

·   Never perform work requiring a license or specialized certification unless properly licensed, trained, and authorized.

MINIMUM QUALIFICATIONS

·   High school diploma or GED preferred.

·   Previous maintenance experience in a condominium, apartment community, hotel, commercial building, or similar property strongly preferred.

·   Working knowledge of basic plumbing, electrical, carpentry, painting, drywall, and general building maintenance.

·   Basic understanding of HVAC and mechanical equipment.

·   Ability to safely use hand tools, power tools, ladders, and maintenance equipment.

·   Ability to troubleshoot basic maintenance problems and determine when specialized assistance is required.

·   Ability to communicate effectively with residents, management, coworkers, and contractors.

·   Ability to read and follow written instructions, equipment manuals, safety procedures, and maintenance schedules.

·   Basic computer and smartphone skills for email, photographs, work orders, and maintenance documentation.

·   Valid driver's license preferred.

PREFERRED QUALIFICATIONS

·   Previous high-rise or condominium maintenance experience.

·   HVAC maintenance experience or certification.

·   Experience with building automation or work-order management systems.

·   Familiarity with fire/life-safety systems.

·   Experience coordinating with plumbing, electrical, HVAC, elevator, and other specialty contractors.

·   Bilingual English/Spanish skills are a plus.

PHYSICAL REQUIREMENTS

The employee must be able to perform the physical functions normally associated with building maintenance, including:

·   Standing and walking for extended periods.

·   Climbing stairs and ladders.

·   Bending, kneeling, reaching, and working in confined maintenance areas.

·   Safely lifting and carrying maintenance equipment and materials.

·   Working indoors and outdoors in varying weather conditions.

·   Working in mechanical rooms, garages, rooftops, and other building service areas when required.

·   Using appropriate PPE and following established safety procedures.

WORK SCHEDULE

This position is expected to work a regular schedule established by Property Management. The Maintenance Technician may also be required to assist with after-hours or emergency situations depending on the needs of the property
