Maintenance & Transportation AssistantUnder the direct supervision of the Maintenance Director, the Maintenance & Transportation Assistant supports the overall safety, cleanliness, and operational efficiency of the facility by performing routine maintenance, groundskeeping, minor repairs, and preventative maintenance tasks under the direction of the Maintenance Director. This role also provides resident transportation services, ensuring safe, timely travel to appointments and maintaining facility vehicles through inspections and basic upkeep. The position contributes to emergency preparedness, assists with equipment cleaning and setup, and helps maintain a comfortable, well-functioning environment for residents, staff, and visitors.Duties and ResponsibilitiesThese duties represent the typical duties and responsibilities assigned to this position but may not be inclusive of all tasks performed.Assists the Maintenance Director in carrying out daily maintenance operations and facility upkeep.Performs assigned routine manual labor including painting, grounds care, basic carpentry, minor repairs, and general cleaning.Completes preventative maintenance tasks such as changing HVAC filters, testing emergency systems, inspecting safety equipment as directed. Documents completed work and reports concerns to supervisor. Maintains regulatory compliance documentation as directed.Conducts snow and ice removal from sidewalks, entrances, fire lanes, and other critical areas to ensure resident, staff, and visitor safety.Performs janitorial duties as needed, including window washing, power washing, cleaning equipment, and maintaining common areas/stairwells.Performs basic cleaning, minor adjustments and routing maintenance of resident equipment within the scope of trained and assigned responsibilities. Reports equipment needing further repair to supervisor.Hooks up, adjusts, and troubleshoots televisions and basic electronic equipment for resident rooms and common areas.Transports residents safely and courteously to medical appointments, activities, facility admissions, and other destinations as assigned.Conducts pre-trip and post-trip vehicle inspections, documents findings, and ensures facility vehicles are clean, fueled, and in safe working condition. Promptly reports any safety or mechanical concerns to the Maintenance Director.Performs routine vehicle maintenance including monitoring fluid levels, tire condition, and communicating service needs with Maintenance Director.Puts away facility supply inventory for various departments; stocks and organizes materials and equipment.Responds promptly to assigned work orders, completing work orders as able communicating with Maintenance Director when assistance is needed.Assists with emergency preparedness activities, including drills and system checks as directed.Maintains orderly maintenance storage areas and ensures tools and equipment are used safely and properly.Provides courteous and respectful assistance to residents, staff, and visitors at all times.Other duties as assigned.QualificationsKnowledge, Skills & Abilities:Basic knowledge of building maintenance practices, including painting, basic carpentry, minor repairs, and groundskeeping.Skill in the safe operation of hand tools, power tools, lawn/snow removal equipment, and basic mechanical equipment.Knowledge of routine vehicle maintenance and safety inspection procedures.Proficiency in troubleshooting basic electronic equipment such as televisions and simple AV devices.Familiarity with safety procedures, emergency systems, and regulatory compliance expectations.Strong organizational skills and commitment to maintaining clean, orderly and safe workspaces.Ability to follow written and verbal instructions, complete assigned work orders, and document tasks accurately.Must be capable of operating a personal computer using word processing, internet and email softwareEducation/Experience/Licenses:High school diploma or equivalent.Previous experience in building maintenance, facilities operations, or a related field preferred.Valid driver's license with an acceptable driving record in accordance with Polk County requirements.Additional InformationWork ScheduleTypical schedule is 37.5 hours per week; Tuesday–Thursday, 7:00 a.m.–5:00 p.m., and Friday, 7:00 a.m.–4:00 p.m.Includes a half-hour unpaid meal break each scheduled day.Work hours may vary based on operational needs including emergency drills (i.e. tornado, fire) and special projects.Position participates in an on-call rotation one weekend per month, from Friday afternoon through Sunday night.Physical Requirements:This position requires the ability to stand, walk, bend, kneel, reach, push, pull, and lift or move items regularly up to 50 pounds and occasionally up to 100 pounds. The role involves regular use of hand tools and equipment, may involve climbing ladders, working outdoors in varied weather conditions, and performing repetitive motions. Must be able to safely assist residents in and out of vehicles. Sufficient visual and auditory capacity to safely inspect equipment, operate vehicles, and respond to safety concerns.Work Environment:The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.
