Project Manager - Drywall

Location: Charlotte, NC

Summary

Our Client is looking for a Project Manager – Drywall Division to join their Charlotte, NC team. The ideal candidate will have 3–5+ years of commercial drywall project management experience, with approximately 5 years preferred.

This role is responsible for managing commercial drywall projects, including metal stud framing, acoustical ceilings, and specialty acoustical scopes. The successful candidate should have experience managing project budgets, schedules, subcontractors, billing, change orders, and project closeout.

Candidates should demonstrate actual project ownership and exposure to larger commercial drywall projects, preferably in the $10M–$20M range . Candidates will be evaluated based on their responsibilities and project experience rather than job title alone.

Our Client is a growing construction company providing services across the Southeastern, Mid-Atlantic, and New England markets. The company has more than 60 years of experience in drywall, masonry, concrete/masonry restoration, Divisions 8 & 10, structural strengthening, and building envelope restoration.

Primary ResponsibilitiesProject Management

1. Develop accurate project budgets using historical data from previous projects.
2. Periodically visit pending and active projects to ensure proper field methods and maintain comprehensive knowledge of each project.
3. Maintain knowledge of local material, labor, and equipment costs.
4. Oversee and track all labor on each project, including outside subcontractors and internal labor resources.
5. Provide predetermined project deliverables in a timely manner, including verification of completed work.
6. Manage and develop team members to support their professional growth within the organization.
7. Represent the company professionally in all aspects of project and site operations.
8. Maintain strong client relationships at the project level.

Project Execution & Financial Management

1. Manage commercial drywall projects from project award through completion and closeout.
2. Oversee project budgets, cost control, financial performance, and profitability.
3. Coordinate commercial drywall scopes, including metal stud framing, acoustical ceilings, and specialty acoustical work.
4. Develop and maintain project schedules, ensuring work progresses according to contract requirements and established deadlines.
5. Coordinate with general contractors, subcontractors, vendors, field teams, and internal departments to ensure successful project execution.
6. Review and manage project billing, invoices, change orders, and contract documentation.
7. Monitor project progress, identify potential issues, and implement solutions to maintain project schedules and budgets.
8. Ensure proper project closeout, including final documentation, completion of outstanding work, and client satisfaction.
9. Manage projects and drywall packages with values approximately in the $10M–$20M range, depending on project assignment and experience.

Position RequirementsEducation and Experience

1. B.S. degree in Civil Engineering, Construction Management, Architecture, Finance, or Accounting is preferred.
2. 3–5+ years of commercial drywall Project Management experience preferred, with approximately 5 years ideal.
3. Demonstrated experience managing commercial drywall projects, preferably including projects or packages in the $10M–$20M range.
4. Hands-on project management experience with metal stud framing, acoustical ceilings, and specialty acoustical scopes.
5. Experience with project budgets, estimating, financial management, billing, scheduling, change orders, subcontractor coordination, and project closeout.
6. Experience working for a commercial drywall subcontractor or general contractor is preferred.
7. MBA is a plus.

Experience Level Clarification: Candidates with approximately 1–2 years of relevant experience may be considered for Assistant Project Manager opportunities, particularly if they have managed or supported commercial drywall projects in the $1M–$3M range.

Construction Software & Technology

Experience with construction and project management software is important. Familiarity with the following platforms is preferred:

• Viewpoint
• Trimble
• Autodesk Construction Cloud
• Procore
• GC Pay
• Textura

Candidates do not need experience with every platform. Comparable construction software experience and the ability to learn the company's customized systems and processes will be important.

Success Factors

1. Experience in marketing, sales, or client development and relationship management.
2. Experience working for a commercial drywall subcontractor or general contractor.
3. Strong understanding of commercial drywall construction, including metal stud framing, acoustical ceilings, and specialty acoustical scopes.
4. Demonstrated ability to independently manage commercial drywall projects and take ownership of project budgets, schedules, and deliverables.
5. Experience managing larger commercial projects, preferably in the $10M–$20M range.
6. Proficiency with construction/project management software and ability to learn new systems.
7. Demonstrated ability to perform effectively in a high-pressure environment.
8. Demonstrated ability to meet or exceed goals with minimal supervision.
9. Self-motivated with strong organizational and problem-solving skills.

11. Position requires working in the office or at active job sites.

Compensation & Benefits

Base Salary: $80,000–$105,000 annually, depending on experience and qualifications.

Bonus: Performance-based bonus structure. Bonuses are based on multiple variables, including company-wide performance, office performance, and individual/role performance.
