Project Manager - Real Estate Development

About Us LAFHBUILDS focuses on developing and managing long-term multi-family real estate assets to provide permanent homes for vulnerable groups. Position Summary We are seeking a full-time Project Manager that will have primary responsibility for the full range of development activities for selected housing and community development projects, including but not limited to managing new projects, as well as the refinance and rehabilitation of existing portfolio on behalf of LAFHBUILDS. Key Responsibilities Find and evaluate development opportunities for the development of new construction or potential acquisition. Manage all phases of development, including: initial feasibility analysis including identifying the community needs, population to be served, financial feasibility; overseeing design development; securing all necessary financing; procuring and contracting with all third-party consultants; overseeing construction; overseeing lease-up. Manage all aspects of financing developments; identify funding sources and complete loan/funding applications (i.e. TCAC, CDLAC, HCIDLA, LACDC, AHP); secure predevelopment, construction, and permanent financing. Coordinate with asset management, property management, and resident services during predevelopment and construction to ensure smooth tenant relations. Manage the construction process; select and negotiate contract with contractors; monitor construction team. Manage transition to operations; supervise property management; monitor tenant selection and lease-up. Additional tasks, projects, and responsibilities as assigned by supervisor. Desired Skills and Qualities Knowledge of key aspects of real estate development and finance, land use and entitlement, property due diligence and acquisition, and site planning and design. Experience with all phases of the development process preferred. Familiarity with structuring and negotiating real estate development transactions and affordable housing finance, including public subsidies, low-income housing tax credits, and tax exempted bonds; ability to creatively combine financing tools to leverage housing funds. Knowledge of and experience with loan packaging, public and private affordable housing resources, and subsidy programs. Ability to initiate and maintain effective and cooperative working relationships with team members, local government agencies, consultants, lenders/investors, and community stakeholders. Ability to effectively engage community representatives, including persons with diverse economic and educational backgrounds, in the real estate and community development process. Well-organized, detail oriented, and excellent analytical skills; proficiency with sophisticated financial analysis using Excel models. Strong analytical and problem-solving skills, good public presentation skills, and excellent oral and written communication skills. Maintain and execute confidential information according to HIPAA standards. Obtain and maintain CPR/First Aid Certification. Ability to pass post offer Tuberculosis (TB) clearances. Travel is a regular duty for this position and is required 15% of the time. Use of a personal vehicle to travel between worksites and other locations is required. Must have and maintain a valid California Driver’s License and insurance in good standing. Ability to work a 9/80 work schedule. Education and Experience Bachelor’s Degree Urban Planning & Development, Real Estate, Finance or a related field preferred.
