Position is day shift, working onsite Monday through Thursday, 7:00 AM to 5:30 PM. Will be part of on-call rotation. Required:**Essential Functions:*** Diagnoses, troubleshoots, maintains, and repairs heating, ventilation air conditioning and refrigeration equipment* Also performs service to pumps, fans, kitchen equipment, dishwashers, a variety of plumbing fixtures and other mechanical equipment as necessary* Utilizes the building automation system to track building conditions and the operation of facilities equipment* Assists lower level technicians with work assignments and coaches as appropriate* Creates and modifies site operations procedures for equipment and recommends facilities reliability improvements* Performs preventive maintenance on HVAC, Plumbing, Mechanical, and related control systems as scheduled in the Computerized Maintenance Management System (CMMS)* Performs mechanical upgrades and installations in accordance with code requirements and manufacturers recommendations* Utilizes strong computer skills to complete and document work as well as communicate with customers and the Client* Responds and provides service and feedback to the customer on all work orders while assuring compliance to codes, regulations, site policies and industry standards* Under general supervision, performs tasks that reflect substantial variety and complexity.* Relies on experience and judgment to plan and accomplish goals* Recommends measures to improve maintenance methods and equipment performance* Analyzes and resolves work problems, or assists workers in solving work problems* Understands company policies and enforces safety regulations* Safely performs functions of the position including following proper safety guidelines such as job hazard analysis, lockout/tagout, and wearing PPE as required* Operates various measuring, diagnostic and testing instruments to help provide energy efficiency solutions* Operates a variety of equipment such as hand tools, laptop computers and diagnostic hardware to perform work* Maintains a strict schedule in order to be successful in the assignment* Flexible in the day-to-day activities and scheduling for the benefit of the customer* Provides adequate response to a variety of facility issues to include plumbing, electrical, roofing and other carpentry emergencies* Must have availability to respond to after-hours emergencies on-site only as needed* Must have ability to read and understand repair manuals, specifications, drawings, and schematic diagrams* Other duties as assigned by Manager or Supervisor **Required Qualifications*** High School graduate or GED* At least 2 years of experience with maintenance & repair of boilers, controls or commercial HVAC systems **Physical requirements*** Have the ability to regularly lift up to 50 lbs* Have the ability to regularly climb extension ladders, roof ladder, stepladders, and stairs as required during shift* Have the flexibility to bend/stoop, squat repetitively during shift* Have the ability to stretch/reach on a repetitive basis for shift* Have the ability to walk extensively throughout the facility for shift **Preferred Qualifications:*** Boiler operator license or equivalent experience* CMMS training or certification, particularly with Niagara BMS This position does not provide visa sponsorship. Candidates must be authorized to work in the United States without sponsorship.**Estimated compensation for this position:**79,000.00 – 87,000.00 USD per year*This range is an estimate and actual compensation may differ.
