Maintenance Superintendent

The Maintenance Superintendent is responsible, under the direction of the Community Manager or Maintenance Manager, for the overall maintenance of one or more sites. Responsibilities Participate in all maintenance projects, including periodical inspections of all units, buildings, and common areas; perform repairs and janitorial assistance as needed. Schedule work order requests, adhering to maintenance priorities. Coordinate maintenance‑related contractor activities, negotiate contracts and scope of work. Manage stock control and utilization of maintenance materials, and train maintenance technicians and coworkers. Keep accurate records of preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders, and maintain full knowledge of contracts and suppliers. Assist the Community Manager or Maintenance Manager in scheduling annual apartment inspections and in move‑in and move‑out inspections. Perform detail maintenance procedures including: Light electrical repairs on appliances, fixtures, switches, outlets, circuits, etc. Light plumbing work such as clearing stoppages and replacing fittings. Replacing broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, locks. Carpentry work such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors. Interior and exterior painting. Custodial work including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas. Repair concrete, masonry, roof, fencing when required. Assist exterminator when required. Participate in an on‑call schedule for evening, weekend, holiday and emergency coverage. Ensure storage areas and entrances are locked and adequate lighting is maintained. Adhere to and stay current on all applicable building codes. Maintain knowledge of water, gas, apartment, fixture cut‑offs, and sewer clean‑outs; operate within OSHA standards and company safety policies. Perform scheduled maintenance on all equipment based on manufacturer recommendations and operating manuals. Ensure effective, timely, and professional interactions with residents, contractors, and the property management team. Perform any other duties as assigned. Physical Demands Standing, walking, and sitting for extended periods. Lifting, carrying, pushing, and pulling up to 30 lbs. Twisting, climbing stairs and ladders, stooping, kneeling, crouching, and crawling as required. Driving cars, trucks, or equipment, and computer work. Other activities may include lifting/carrying above 30 lbs and pushing/pulling above 30 lbs. Qualifications Required Experience: 3 or more years of full‑time maintenance experience or experience in a related field. Residential property maintenance experience preferred. Formal training or experience in carpentry, light plumbing, light electrical work, painting, refurbishing, cleaning, and air‑conditioning. Any specific skill required by the property. Willingness to assist with janitorial, custodial, gardening, painting, etc. Boiler license when required. Familiarity with contract work hours and OSHA Standards. Required Education/Training: High school diploma or equivalent trade‑related courses required. Any college or advanced technical training preferred. Any specific certifications required by the property. Required Skills and Abilities: Valid driver’s license and acceptable driving record. Mechanical/trade skills as listed in required experience. Ability to work professionally with coworkers and residents in a demanding environment. Ability to work safely and follow safety directives. Reading, speaking, and comprehension of work instructions and safety notices in English. Working Conditions: Work conditions vary from clean rental units to extremely dirty jobs such as plumbing repair and grounds work. Exposure to cleaning solvents, paint fumes, dust, sharp objects and live electrical wiring. Willingness to work evenings, weekends, holidays and on‑call hours when required.
