Maintenance Director

Maintenance DirectorGolden Orchards is looking for an experienced Maintenance Director.Summary / Objective: The Maintenance Manager is responsible for the day-to-day operations of the facility, both inside and outside, by maintaining a safe, clean and comfortable environment for the residents. They will oversee the maintenance of all facility plumbing, HVAC, electrical, mechanical and equipment repair.Job Responsibilities:Respond to all building emergenciesReviews Daily Log and Maintenance LogResponds to requests and concerns from residents, family members and team membersMaintain all painted surfaces and flooring throughout the communityPrepare the rooms for new residents and assists with move-ins and move-outsMaintain the grounds by collecting trash, sweeping the dumpster areas and cleaning first impression areasMaintains the HVAC system to ensure proper air quality and comfortable temperaturesTest, schedules inspections and maintains proper documentation on the fire protection systemsConducts fire and disaster drills following the appropriate policy and procedure guidelinesPerform all other duties as assignedQualifications:Experience and/or knowledge of HVAC, plumbing, electrical, mechanical and code complianceExperience in maintaining water source heat pumps a plusExperience with OSHA and life safety regulationsHigh school diploma or GED requiredExperience in a retirement community, nursing home or assisted living community a plusBasic computer knowledgeAbility to multitaskMust be able to effectively communicate and document in EnglishMust be able to verify eligibility to work in the United StatesMust pass a criminal background checkMust have a current TB test and Physical (if required by the position)Working Conditions / Physical Demands:Must be able to lift 50 lbs.Kneel, crouch and bend frequentlyMust be able to stand for entire shiftIs subject to callback during emergency conditions (e.g. severe weather, evacuation, post-disaster, etc.)May be subject to the handling of and exposure to hazardous chemicals
