Facilities Technician / Handyman

Position Summary

The Facilities Technician is responsible for maintaining the community's physical plant, equipment, and grounds to ensure a safe, comfortable, and attractive environment for residents, families, visitors, and team members. This position performs routine maintenance, repairs, preventative maintenance, and assists with facility projects while maintaining compliance with company policies and applicable regulations.

Essential Duties and Responsibilities

Maintenance & Repairs

• Perform general building maintenance, repairs, and preventative maintenance.
• Troubleshoot and repair plumbing, electrical, HVAC, lighting, and mechanical systems.
• Repair drywall, flooring, doors, windows, cabinetry, and other building components.
• Respond promptly to maintenance requests from residents and department managers.
• Complete work orders accurately and in a timely manner.

Safety & Compliance

• Conduct routine safety inspections of the community.
• Ensure compliance with local, state, and federal regulations.
• Assist with fire drills, emergency preparedness procedures, and life safety inspections.
• Maintain required documentation, logs, and maintenance records.
• Identify and report safety hazards immediately.

Grounds & Equipment Maintenance

• Inspect and maintain community grounds, walkways, parking areas, and common spaces.
• Operate and maintain maintenance equipment, tools, and vehicles safely.
• Monitor and maintain emergency generators, fire systems, and other critical equipment.
• Coordinate with outside vendors and contractors as needed.

Resident Service

• Interact professionally and courteously with residents, families, guests, and team members.
• Assist with room turnovers, furniture moves, and apartment preparation for new residents.
• Respond to urgent maintenance situations to ensure resident comfort and safety.

Preventative Maintenance

• Follow established preventative maintenance schedules.
• Perform routine inspections of HVAC systems, appliances, plumbing systems, and electrical equipment.
• Recommend repairs or replacements when necessary.

Qualifications

• High school diploma or GED required.
• Minimum of one (1) year of maintenance, facilities, construction, or handyman experience preferred.
• Experience with basic electrical, plumbing, HVAC, painting, and carpentry repairs.
• Ability to safely operate hand tools, power tools, and maintenance equipment.
• Strong troubleshooting and problem-solving skills.
• Excellent customer service and communication skills.
• Ability to work independently and prioritize multiple tasks.

Physical Requirements

• Ability to lift and carry up to 50 pounds.
• Ability to stand, walk, bend, kneel, climb ladders, and work in confined spaces.
• Ability to work indoors and outdoors in varying weather conditions.
• Ability to respond to after-hours emergencies when required.

Preferred Experience

• Experience working in senior living, assisted living, healthcare, hospitality, or multifamily housing environments.
• Knowledge of life safety systems, fire alarms, and emergency generators.
• HVAC certification or technical training is preferred but not required.

Regulatory Compliance & Background Screening

Screening requirements vary by role and jurisdiction, and candidates must meet all applicable standards as a condition of employment.
