Position Summary

The Maintenance Technician II is an experienced, hands-on maintenance professional responsible for independently diagnosing, completing, and documenting a broad range of building maintenance and repair work across YWCA properties.

 

Unlike the Maintenance Technician I, which focuses primarily on routine repairs, the Technician II is expected to  independently troubleshoot maintenance problems, determine the appropriate repair, and complete work across multiple building trades within the scope of the position.

 

The Maintenance Technician II also performs preventative maintenance, supports building inspections, coordinates with vendors and contractors when specialized services are needed, and may provide hands-on assistance and technical guidance to less experienced Maintenance Technicians.

Responsibilities

• Independently complete and document maintenance work orders within established timeframes.
• Diagnose and repair common building maintenance problems across multiple trades, including plumbing, drywall, painting, carpentry, cabinetry, doors and locks, hardware, and basic electrical troubleshooting within the scope of the position.
• Perform apartment turns and independently identify and complete repairs needed to prepare units for incoming residents.
• Troubleshoot maintenance problems, identify likely causes, and determine appropriate repair solutions.
• Perform preventative maintenance and routine inspections of units, common areas, equipment, and building systems.
• Identify potential maintenance or safety concerns and communicate needed repairs or follow-up.
• Maintain a working knowledge of building and mechanical systems and assist with maintenance involving pumps, boilers, fire systems, generators, elevators, smoke detectors, and carbon monoxide detection systems as appropriate.
• Determine when maintenance issues require specialized or licensed contractors and coordinate with supervisors and vendors to facilitate repairs.
• Obtain and review quotes for parts, materials, and services as assigned.
• Oversee contractors performing assigned work and communicate concerns or completion issues to Facilities leadership.
• Safely operate a variety of hand and power tools.
• Maintain accurate work-order, inspection, inventory, purchasing, and safety documentation.
• Assist with inventory management and ensure needed tools, parts, and supplies are appropriately maintained.
• Provide hands-on assistance, information, and technical guidance to Maintenance Technician I employees as appropriate.
• Respond to urgent and after-hours building maintenance needs as part of the Facilities team's on-call rotation.
• Develop positive and respectful working relationships with residents, clients, coworkers, vendors, and contractors.
• Perform work in a manner that supports the dignity, safety, and lived experiences of YWCA residents and clients.
• Continue developing an understanding of racial, gender, and economic equity and how these issues intersect with YWCA's work.

Qualification

• Minimum of two to three years of hands-on facilities maintenance, apartment/property maintenance, construction, building trades, or closely related experience.

• Demonstrated hands-on experience independently performing repairs in at least five of the following areas:
  • Plumbing
  • Drywall repair and finishing
  • Painting
  • Carpentry
  • Cabinetry
  • Doors, locks, and hardware
  • Apartment/unit turns
  • Basic electrical troubleshooting within the scope of the position
  • General building repairs

• Preventative maintenance of building or mechanical systems
• Demonstrated ability to independently troubleshoot maintenance problems, identify the likely cause, and determine an appropriate repair solution.
• Working knowledge of building and mechanical systems.
• Experience performing preventative maintenance and routine building, equipment, or unit inspections.
• Proficiency using common hand and power tools associated with facilities maintenance.
• Experience completing and documenting work orders and managing multiple maintenance requests.
• Ability to recognize when work requires a licensed trade professional or outside contractor.
• Experience coordinating with vendors or contractors is preferred.
• Basic computer skills and experience using, or ability to quickly learn, electronic work-order applications.
• Ability to independently organize and prioritize assigned work across multiple properties.
• Ability to communicate technical issues clearly to supervisors, coworkers, residents, and vendors.
• Ability to work effectively and respectfully in occupied residential environments.
• Valid Washington State driver's license, reliable transportation, and required automobile insurance.
• Ability to regularly travel between YWCA locations.
• Experience working with people from cultures and backgrounds different from one's own and an understanding of the intersection of racism and poverty.

This is an active, hands-on maintenance position that requires regular movement throughout residential and commercial buildings and occasional work outdoors. While performing the essential functions of this position, the employee will:

 

• All positions at YWCA Seattle | King | Snohomish are exposed to clients who have experienced or are experiencing trauma in various forms including but not limited to domestic violence, sexual violence, homelessness, unemployment, financial hardship, etc.  As a result, staff are at risk of secondary trauma. Employees are encouraged to seek external support and maintain self-care when working indirectly or directly with clients
• Frequently stand, walk, bend, stoop, kneel, crouch, reach, push, pull, and use stairs while completing maintenance and repair work.
• Regularly use hands and arms to operate hand and power tools, handle materials, install or repair building components, and perform detailed maintenance tasks.
• Frequently lift, carry, move, or position tools, equipment, supplies, and materials weighing up to 50 pounds , independently or with reasonable accommodation.
• Occasionally move or position heavier equipment or materials using appropriate equipment, team lifting, or other available assistance.
• Use ladders or step stools and work at elevated heights when necessary to perform maintenance and inspection duties.
• Work in a variety of positions, including standing, kneeling, crouching, or reaching overhead, sometimes for extended periods.
• Move throughout multi-level buildings, including locations where stairs may be required to access work areas.
• Travel regularly between YWCA properties throughout King and Snohomish Counties.
• Occasionally work outdoors and in varying weather conditions.
• Occasionally work in confined or restricted spaces associated with building maintenance, when appropriate safety procedures can be followed.
• Regularly communicate and exchange information with residents, coworkers, supervisors, vendors, and contractors.
• Use a computer, mobile device, or tablet to receive, update, and document work orders and maintenance activities.
• Be available to respond to occasional urgent or after-hours building maintenance needs as assigned.

 

Maintenance work may involve exposure to dust, odors, noise, cleaning products, building materials, mechanical equipment, and other conditions commonly associated with facilities maintenance. Appropriate personal protective equipment and safety procedures are required based on the work being performed.

RATE, HOURS, BENEFITS

• Hourly Starting Pay Rate: $30.00 - $32.00
• Status: Full-Time, 40 hours per week, with occasional OT
• Fair Labor Standards Act (FLSA) Classification: Non-Exempt position.
• Benefits package including a retirement plan, with vacation, holiday, and sick leave provided on a pro-rated basis for part-time employees
• Retirement Benefit: Employees may become eligible to participate in the YWCA Retirement Fund after meeting hours-worked requirements, which may include completing at least 1,000 hours in a 12-month period or over two years, depending on plan provisions. Prior YWCA service may count toward eligibility if reemployment occurs within two years
