SERVICE MAKE-READY

SUMMARY

As a Service Make-Ready, you will play a crucial role in ensuring that vacant apartment homes are meticulously prepared for new residents. This position is responsible for completing a variety of tasks to transform vacant units into move-in ready homes, contributing to a positive first impression and enhancing resident satisfaction. The Service Make-Ready will perform cleaning, maintenance, and repairs, ensuring that each apartment meets the highest standards of quality and presentation.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES

• Complete the make-ready process for all vacant apartment homes, ensuring they are clean, functional, and aesthetically appealing for new residents.

• This includes cleaning appliances, fixtures, and surfaces, as well as removing trash and debris.

• Perform minor repairs and maintenance tasks, such as patching drywall, painting, replacing light bulbs, and fixing leaky faucets.

• Inspect and ensure that all appliances, plumbing, electrical systems, and HVAC units are in working order.

• Collaborate with the Service Team to complete any necessary repairs or replacements.

• Assist in maintaining the overall appearance of the community, ensuring that grounds, common areas, and amenities are clean and well-maintained.

• This may include cleaning and maintaining the pool area, laundry rooms, fitness centers, and other common spaces.

• Perform routine inspections of the property to identify any maintenance or safety concerns.

• Report any issues to the Service Manager or Community Director for prompt resolution.

• Interact with residents, guests, and prospective tenants in a friendly and professional manner.

• Respond to resident inquiries and requests in a timely and helpful manner.

SKILLS AND EXPERIENCE

• 0-1 years of hands-on general maintenance experience, including basic plumbing, electrical, HVAC, carpentry, and painting skills.

• A high school diploma or equivalent.

• Knowledge of OSHA safety rules and regulations.

• Excellent customer service and time management skills.

• Ability to work independently and as part of a team.

• Ability to follow instructions and adhere to maintenance procedures.

• Physical stamina and ability to perform tasks that require bending, lifting, and standing for extended periods.

• Willingness to learn new skills and techniques.

• Must have a valid driver's license with no major infractions in the last 12 months.
