If you answered yes to all of these questions – You might be a great fit for the DI Construction Team! The key responsibilities of an Estimator include but are not limited to: 1. The estimator for the company will take control of, and own the estimating process for all projects. Taking the initiative to get it going and keep it flowing. Prioritize estimates based on schedule, client importance, competition, bid deadlines, likelihood of success, type of work, etc. 3. Direct, guide and push any employees that are assigned to help. 4. Have kick off meetings to establish coverage and strategies. 5. Learn bid dates and guide the assigned staff to meet these dates. Advise fellow staff and push them to these dates. 6. The estimator will be expected to know the plans and work scopes better than anyone else. Spend time studying plans at the onset, and as any changes occur. Ensure you have bidders and complete coverage for every aspect of the project. 7. Create historic pricing summaries to use as reference for future projects. 8. Analyze the process; Understand what feels right and what does not, spot check numbers. If the numbers don’t match against what you have seen recently on similar projects, challenge the number. 9. Analyze and qualify Vendor proposals for completeness per the bid documents. Factor in challenges specific to the bid to determine the overall estimated cost of a project. 10. Do conceptional estimating based on square footage and room counts. 11. Ensure sales tax and freight is always included. 12. Ensure all subcontractors and vendors are properly licensed for the jurisdiction where the project is located. The must be licensed prior to execution of any contracts or purchase orders. 13. Don’t always take the “safe route”. Learn to piece prices for scopes together. 14. Get plans out to bidders then do your take offs. This way others are working while you are working. 15. Provide a brief written update the end of each week to owner/s on each project you are working on. 16. Ensure complete and understandable notes are taken when speaking with subs and vendors.This will ensure that when you hand off a project, the PM will be able to understand the SOW and price. 17. Utilize the master bid scopes for the company when requesting bids. 18. Assist the PM or complete the buyout based on direction from the owner/s. 19. Use knowledge or the prototype plans to review the plans produced by the Architect. If you do not have a detail or see it on the plans but knowing the prototype would expect it, pull the cost from a like project and note where it came from. Any added costs for items not shown/included in the plans should be inserted in Add Alternates 20. Create Add Alternates and Deducts when possible to give DI Construction the competitive edge. Send RFI's when needed on DI Construction’s form. 23. Maintain the master bidders list on Procore. Compile budgets and SOV based on estimate Maintain pre-bid documentation Review contracts to ensure correct scope of work Sources leads, screens bid requests for best match and accurate, thorough and competitive bids. Attends pre-bid meetings, conducts site inspections, evaluates specifications, prepares RFIs and collects adequate data to determine bid/no-bid decision with managers. Stays informed of most current industry practices, tools and technologies. Conducts take-offs, evaluates specifications, evaluates past performance, sources subcontractor bids, develops preliminary project schedules and generates accurate, thorough and competitive bids. Team with project manager in working with owners, construction professionals and public agencies for the delivery of design/build services. Participates in negotiating most favorable contract terms, subcontractor buy-outs and material purchases. Facilitates pre-construction process from award through stable hand-off to assigned project team, Ensures up to date, complete and accurate records, budgets, schedules and entries into project management and project accounting systems. Prepares professional, effective business presentations, correspondence and reports. Participates with managers in identifying improvement opportunities for quality of work and cost efficiencies. Establishes and nurtures relationships with industry professionals, suppliers, general contractors, subcontractors and public agencies. Exercises care, good judgment and risk reduction practices to protect interest of company and reduce potential liabilities. Sources leads, screens bid requests for best match and accurate, thorough and competitive bids for construction projects.
