Service Technician (1559 - Niceville, Florida)

Maintenance/Service Technician reports directly to Service Manager and is responsible for performing make‑ready repairs to all vacant units prior to move‑in. HVAC certified preferred. Location The Enclave at Deer Moss Creek. Hours Weekend hours: on‑call as required. Essential Duties and Responsibilities Perform repairs to make‑ready units in a timely manner. Responsible for 24‑hour on‑call and respond to paging as scheduled by Service Manager. Assist Service Manager, Housekeeper, and Grounds personnel with work and trashing out units. Assist Service Manager with inventory control and utilization of maintenance materials and supplies. Inspect property for improvements and repairs and review with Service Manager. Perform work order requests and maintenance requests. Ensure grounds are free of litter at all times. Operate and perform scheduled maintenance on all equipment. Know location of gas and water meter emergency cut‑offs, all apartment and fixture cut‑offs, and sewer clean‑outs. Paint interior and exterior when required. Assist Property Manager or other staff members as requested. Perform work orders with “same day completion” in mind; review work orders with Service Manager daily. Adhere to policies outlined in Employee Handbook; keep maintenance shop clean in order. Be immediately available in the event of snow; follow Maintenance General Operating Policies. Maintain professional appearance in uniform; display good attitude, personal hygiene and cleanliness. Work well with other staff, cooperate at another site when needed, be flexible to transfer to another property. Perform other duties as assigned; after‑hours on‑call required on a rotating basis. Required Qualifications Reliable transportation. HVAC skills – CFC certification. CPO certification preferred. Plumbing, electrical, carpentry skills. Knowledge of SDS and OSHA. 608 Refrigerant Certification preferred; training provided if necessary. Working Conditions Position may require night/weekend work. Required to be on call. Duties performed both inside and outside, even in extreme temperatures below 32°F and above 100°F. Education and Experience High school diploma or GED; or one to three months related experience and/or training; or equivalent combination of education and experience. Certificates, Licenses, Registrations Current driver’s license, CFC Certificate (where needed). Other Skills and Abilities HVAC, plumbing, carpentry, electrical skills; pool certification if required; knowledge of OSHA regulations, MSDS standards. Physical Demands Regularly required to stand, walk, use hands to finger, handle, or feel, reach with hands and arms, talk or hear; frequently required to sit, climb or balance, stoop, kneel, crouch, or crawl; occasionally required to taste or smell; must frequently lift and/or move up to 100 lbs; specific vision required includes peripheral vision and depth perception. Work Environment Regularly exposed to moving mechanical parts, toxic or caustic chemicals, outside weather conditions, risk of electrical shock; occasionally exposed to wet, humid, high, precarious places, fumes or airborne particles, extreme cold, extreme heat, vibration; noise level usually moderate.
