Job Description

Assumes the overall responsibility for the management and daily operations of all properties within the designated region. Responsible for working with maintenance personnel to ensure duties are completed safely, effectively and within standard. Develop strategies to improve overall reliability and safety of facility, personnel and processes. Manage and respond to emergency calls and oversee time-critical repairs. Plan and oversee execution of audits, routine maintenance and improvement projects for facility and equipment. Build and maintain quality relationships with key customer stakeholders, internal team members, and external partner service providers

Essential Duties & Responsibilities

Manage Work Orders & Emergency Response: Oversee WO statuses and backlogs, respond to emergencies within 4 hours (including 24/7 on-call availability), and provide active communication between vendors, EMCOR, and LCG

Direct Vendor & Financial Management: Oversee vendor relationships and scope, hold vendors financially accountable for quotes, and exercise fiscal responsibility in budget management and repair versus replace decisions

Cultivate Customer & Stakeholder Relations: Build a Relationship of Trust (BRT) with stakeholders through regular contact, process transparency, and taking full ownership of escalations without passing the buck

Conduct Portfolio Asset Management & Site Assessments: Execute thorough site assessments to gather high-quality data and photos, manage the preventive maintenance (PM) program, and maintain accurate asset inventory for capital planning

Maintain Operational Organization & Strategic Planning: Utilize strict organizational systems for managing emails, approvals, and quotes, while viewing building operations holistically to align with organizational goals

Qualifications

High School Diploma or equivalent combination of education and experience

Minimum 2-3 years of experience in facilities management

Valid Driver's License. FMP or CFM Preferred

Ability to read and comprehend instructions, including, but not limited to, safety policies, procedure manuals, and maintenance specifications. Ability to write routine reports and correspondence. Ability to effectively present information in individual and small group situations

Requires proficiency with MS Word, MS Excel, Outlook, CMMS, Smartsheet, OneDrive, SharePoint, and Power BI
