About Perimeter Compute Co-founded by Montauk Capital, Perimeter is a pre-seed venture specialized in modular, metro-edge AI capabilities. By leveraging existing infrastructure for inference deployment, Perimeter provides low-latency, SLA-guaranteed performance across diverse GPU SKUs and colocation environments. Our technology intelligently routes traffic based on demand proximity and real-world network limitations, bypassing the heavy power and infrastructure requirements of traditional hyperscalers. Currently initiating operations with pilot nodes in NYC, we are executing a city-by-city expansion strategy with plans for a broader multi-metro rollout. About the Role As a Co-Founder, you will hold strategic and operational ownership of Perimeter's physical footprint and energy layer, and will create and execute the strategy that identifies and qualifies sites, and will oversee build-out and ongoing maintenance of our modular, metro-edge AI capabilities. This is a mission-critical role where you will define the global real estate strategy and manage the P&L for all physical infrastructure, directly reporting to the CEO. You will be personally responsible for forging and maintaining essential, high-level partnerships with owners, technicians, and contractors to ensure our rapid, city-by-city expansion strategy is executed flawlessly. You will lead all aspects of deal origination, negotiation, and execution, transforming prospective sites into revenue-generating compute nodes. This requires a proven leader with deep expertise in both strategic real estate deployment and complex infrastructure operations, possessing the commercial acumen and relationship skills necessary to accelerate our market penetration. What You'll Do: Global Strategy and P&L Ownership
• Define and drive the multi-year physical infrastructure and real estate strategy, ensuring alignment with Perimeter's rapid global expansion goals and financial targets.
• Assume full ownership of the entire deployment lifecycle, from initial market mapping and site selection through final commissioning and long-term maintenance protocols.
• Own the real estate and infrastructure budget (P&L), making critical capital allocation decisions and driving cost-optimization across all build-out and operational activities. Site Deployment and Qualification
• Direct end-to-end site acquisition, qualification, and build-out, turning Letters of Intent into fully operational compute nodes with maximum speed and efficiency.
• Rapidly evaluate prospective sites and partners, establishing the technical and operational fit, quantifying the cost and timing implications of upgrades, and defining the prioritization schedule.
• Oversee the seamless integration of Perimeter's infrastructure across building facilities, energy systems, and all mechanical room requirements, acting as the ultimate decision-maker on site readiness. Strategic Partnership and Maintenance Leadership
• Build, manage, and scale the ecosystem of mission-critical partnerships including high-level relationships with building owners and operators, as well as the critical network of technicians and contractors required for national build-out and ongoing maintenance.
• Establish and own the standard operating procedures for all ongoing site operations, facilities management, and preventative maintenance, ensuring 24/7 uptime and SLA-guaranteed performance.
• Serve as the final expert authority on power, cooling, waste heat reclamation, and all deployment blockers, rapidly solving complex, high-stakes infrastructure issues. What You'll Bring:
• Founder-Level Strategic Leadership: Proven ability to define and execute a complex, high-growth global infrastructure strategy and manage a multi-million-dollar P&L.
• National Scale Deployment Experience: Decades of project experience leading major building or infrastructure projects, preferably across multiple US metros, with a background in real estate development, building operations, or complex infrastructure deployment.
• Technical Authority and Execution: Deep technical legitimacy across real estate,sustainability, MEP, energy systems and energy efficiency. Can not only work credibly with owners but also direct and oversee specialized technicians and contractors during complex build-outs and critical maintenance.
• Established Commercial Network: An existing, scalable network across the CRE ecosystem (owners, brokers, operators, facilities teams) in NYC and a clear plan for rapidly building similar networks in new expansion markets.
• Full-Stack Real Estate Acumen: Mastery in assessing commercial properties, understanding building constraints, infrastructure gaps, and accurately estimating full lifecycle cost and timing implications for both qualification and long-term maintenance.
