We are looking for an experienced Manager of Land Entitlements to join our team in the Birmingham metro area. Position Summary In this role, you will report to the VP of Land as you oversee the due diligence, planning, engineering, and land entitlement processes for our new communities. What You’ll Do Oversee due diligence for new land acquisitions. Assist with retaining and coordinating the various consultants involved. Prepare budgets and schedules for due diligence and entitlement activities. Coordinate the preparation of land plans and design concepts for new residential communities. Manage consultants and municipalities to ensure zoning and engineering submittals are approved on time and to proper lot design criteria. Assist in the preparation of project estimates, lot matrices and final land development budgets. Meet with municipal and utility staff for review of applications for annexation, zoning, general plan amendments, preliminary plats, improvement plans, and final plans. Represent SDH at planning commission and city council meetings. Ensure accurate work related to lot fit, plot plans, and development design criteria. Oversee the approval processes from governmental agencies. Assist in negotiating development agreements, easements, use permits, and other necessary approvals. Manage the set-up of community associations (HOA’s), articles, by-laws, CC&R’s, design guidelines, reserve studies, budgets, Architectural Review Committee Provide technical guidance and lead the preparation of land packages for Corporate Investment Committee approval. Education Bachelor’s degree in Civil Engineering, Landscape Architecture, Urban Planning or related field Experience Three + years of related experience in the following: land planning, engineering, landscape architecture, real estate development, construction management Skills Ability to multi-task and be self-directed in a fast-paced environment Good team player, enthusiastic, with a positive can-do attitude Familiarity with and ability to read zoning documents, engineered improvement plans, final plats, surveys, legal agreements, title reports Ability to manage schedules and budgets Excellent written and verbal communication skills Working knowledge of State and Federal developmental and environmental laws and local municipal planning and zoning requirements, civil engineering, and land planning and city/county requirements Proficiency with Microsoft Office applications Strong planning and organizational skillsDetail oriented with a positive, problem-solving mentality We are an equal employment opportunity employer and a certified Drug Free Workplace. #J-18808-Ljbffr Smith Douglas Homes
