Assistant Service Manager

Job Details Level: Experienced Location: Aventine - Fort Worth, TX 76244 Category: Service/Maintenance This position, along with the Service Manager, is responsible for overseeing the physical property, general maintenance repairs, apartment make‑ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. Duties include handling groundskeeping and pool responsibilities as needed. Reporting Reports to: Community Manager and Service Manager Essential Functions Respond to resident/management requests and work orders. Use work orders and schedules to establish priorities, determining with the Lead Maintenance Technician which requests or emergencies should be top priority. Repair/replace appliances (garbage disposal, refrigerators, stoves, dishwashers, etc.). Repair/replace plumbing (water lines, water pressure, fixtures, faucets, drain lines, boiler temperatures, water closets, etc.). Repair/replace air conditioning/heating/electrical (fans, thermostats, condensers, fuses, capillary, evaporator coils, Freon pressures and leaks, plugs/outlets, etc.). Repair/replace apartment material/maintenance requests within scope of management responsibility (carpet repairs, window treatments, paint, touch‑ups, missing tiles, cabinet adjustments, hardware, light bulbs/fixtures, vent fans, re‑key locks, etc.). Identify and correct hazardous property conditions. Follow mold policy/procedures as set forth by the company. Tour property daily to locate deficiencies such as roofing problems, transformer issues, loose guardrails/fences, loose gutters, broken windows, fallen fixtures, slippery areas, mechanical gates, cracked sidewalks, foundation problems, leaks, landscaping hazards, broken glass, burned out lighting, etc., and report to Lead Maintenance Technician, Community Manager, or Regional Supervisor. Repair hazards; secure storage/pool areas; check timers and listen for electrical shorts and malfunctioning motors. Periodically complete written property safety audits. Perform preventative maintenance on equipment and units. Replace air filters, clean and lubricate machinery/equipment. Complete interior preventative maintenance checklist for all apartments as directed. Prepare vacant apartment units for move‑in. Review the make‑ready board and follow directions from the Community Manager and/or Lead Maintenance Technician to determine required actions. Make all necessary repairs/replacements to bring units to occupied status per the make‑ready checklist. Apply touch‑up and full paint as needed to interior and exterior surfaces. Clean out all trash from units before, during, and after make‑ready activity. Assist in daily preparation of show units and model apartments for positive presentation. Other Aspects of Job Check gates to pool area for property operation and ensure gates are always locked. Maintain overall organization and cleanliness of work areas and maintenance shops. Have flexibility to work at other properties as required by management. Act as a member of the Property Emergency Team to assist with hazardous weather, fires, floods, freezes, etc. Follow the Company’s confidentiality policy and maintain confidentiality of medical information and business affairs. Adhere to the highest legal and ethical standards/practices. Practice proper safety techniques and report mechanical or electrical malfunctions, injuries, or accidents to appropriate individuals. Ensure accuracy of time‑clock punches and approve timecard at the end of each pay period. Assisted in special projects or activities designated by the company, including due diligence, property acquisition/disposition, committee participation, etc. Qualifications Degrees and Diplomas High school diploma or equivalent. Two (2) years of multi‑family experience or equivalent combination of education, training and experience demonstrating ability to perform duties of this position. Training / Certifications / Memberships HVAC/Freon Recovery certification or ability to become certified within first 6 months of employment. Training in household repairs, plumbing and mold detection/resolution preferred. Certified Apartment Maintenance Technician (CAMT) preferred. Certifications/permits required by city or state to perform job responsibilities (e.g., pool operations). Knowledge, Skills and Abilities Ability to handle plumbing repairs, tile work, HVAC equipment, appliance repair, carpentry repairs, electrical repair, and all facets of apartment make‑ready. Proficient with maintenance tools (key machine, augers, lead detector, am-meter, voltage meter, recovery machine, manifold gauges, charging cylinders, steam cleaner, spray paint rig, electric saws, cordless screwdriver, drill, air conditioning units, boiler, water heaters, chlorine test kit, wrench set, pliers, etc.). Apply common sense and understanding to carry out instructions and plans. Interact regularly with residents, vendors, contractors, employees, and clients; possess excellent interpersonal skills. Read and write English; interpret diagrams, meters, instructions, and write reports. Basic knowledge of compressor diagnosis, appliance repair, fire sprinklers, irrigation systems, OSHA requirements and local, city and state ordinances. Supply own hand tools. Typical Physical Demands / Working Conditions Walk, sit, use hands, talk, and hear; occasionally reach with hands and arms; stoop, kneel, crouch, or crawl. Vision: close, distance, peripheral, depth perception, adjust focus, view screens for extended periods. Push, pull, lift, carry or maneuver up to 25 lbs independently and up to 50 lbs with assistance. Access all exterior and interior parts of the property, including common areas and amenities. Manage moderate to high stress due to meeting deadlines. Periodic travel within and outside assigned area for training, assistance at other properties, business meetings, property takeovers; reliable transportation required; may need airline or overnight travel. Regular overtime and on‑call emergencies with response time within 15 minutes and arrival within 30 minutes. Noise: usually moderate, with occasional exposure to higher levels from power tools.
