Project Manager Role (Industrial Developer / GC - Houston) Privately held industrial developer + general contractor. Fully integrated model: land acquisition, development, construction, asset management. Annual revenue: ~$90M. Lean 13‑person team, entrepreneurial culture. 100% Houston‑based projects. Product focus: industrial / distribution / tilt wall / metal buildings. Typical building size: 50K‑100K SF, within 2‑5 building business parks. Position Summary A construction first Project Manager who owns projects end to end across industrial and distribution builds. Hybrid role with responsibility across design, permitting, procurement, documentation, and field coordination. Core Responsibilities Own projects from design through delivery - Involved in early planning, site layout, and coordination with brokers and design teams. Independently manage permitting - Limited internal support; must drive permits with the city and consultants. Lead all project documentation - Submittals, RFIs, procurement logs, change orders, and closeout. Coordinate field + office operations - Hybrid role; expected to split time between jobsite and office. Manage subcontractors and vendors - Oversee tilt wall, structural, civil, MEP, and sitework trades. Drive schedule, quality, and budget - Ensure industrial projects stay on track across multiple buildings within a business park. Act as right-hand operator to leadership - High trust role supporting senior leadership in a lean environment. Key Challenges Permitting is the biggest internal gap - Requires someone confident navigating city processes without a permitting coordinator. Ideal Candidate Profile Construction first PM - Not an administrative‑only manager. Strong GC background Industrial + tilt wall experience Comfortable operating in a lean, high‑responsibility environment. Able to manage multiple buildings within a business park development.
