We are looking for an experienced, detail-oriented Escrow Officer who is committed to delivering exceptional service and helping customers navigate one of life’s most important transactions. In this role, you will manage residential real estate escrow transactions from opening through closing. You will serve as a trusted, neutral liaison among buyers, sellers, lenders, real estate agents, and other transaction parties while ensuring each file is completed accurately, efficiently, and in accordance with company policies and regulatory requirements.

HOW YOU’LL CONTRIBUTE

Manage real estate escrow transactions by determining closing requirements, clearing title matters, preparing and reviewing closing documents, and disbursing funds. Review and clarify buyer, seller, and lender instructions to ensure all closing requirements are satisfied. Order and review title reports, assist with resolving title defects, and ensure existing liens and encumbrances are properly addressed. Open escrow accounts, deposit and manage funds, and maintain complete and accurate records. Prepare transaction documents, forms, statements, and settlement documentation. Calculate prorated taxes, interest, commissions, and other transaction-related amounts. Assemble and review closing documents with transaction parties, explain provisions and procedures, answer questions, and obtain required signatures. Review documents for completeness, accuracy, and compliance before closing. Coordinate the recording and filing of documents and prepare and distribute final closing statements and title documentation. Balance and close escrow accounts and ensure funds are properly disbursed. Identify and mitigate potential risk while adhering to applicable regulations and company policies. Maintain current industry knowledge through training, professional resources, and continuing education. Perform other duties as assigned.

WHAT YOU’LL BRING

High school diploma or equivalent. Two to four years of related escrow or title experience. Previous experience directly handling escrow transactions or working as an Escrow Assistant is preferred. Valid license or certification as required by the state of Wyoming.

KNOWLEDGE, SKILLS, AND ABILITIES

Working knowledge of standard escrow and title industry concepts, practices, and procedures. Strong client service, communication, and organizational skills. Ability to manage multiple transactions, deadlines, and competing priorities in a fast-paced environment. Ability to communicate effectively with buyers, sellers, lenders, real estate agents, brokers, and internal partners. Strong attention to detail and the ability to handle confidential and sensitive information professionally. Proficiency with Microsoft Office applications. Ability to prepare professional correspondence and transaction-related documentation. Ability to accurately calculate figures and amounts, including interest, commissions, prorations, percentages, and other settlement-related calculations. Sound judgment, problem-solving skills, and a strong commitment to accuracy, compliance, and customer service.
