Case Manager Aide - Limited Term (Multiple Openings)

Position Overview An incumbent in this class has full supervisory responsibilities over maintenance staff engaged in maintaining County buildings and landscaped areas adjacent to all buildings including pedestrian walks and parking lots. This position is that of a working supervisor who is expected to be fully competent in all aspects of building and groundskeeping maintenance work. Responsibilities Plan, organize, assign, direct and review the work of maintenance staff performing building and groundskeeping maintenance in and around County buildings and facilities. Perform a variety of building maintenance and groundskeeping duties required to maintain County buildings and facilities. Inspect work performed by maintenance staff to ensure quality compliance with prescribed standards. Make recommendations for corrective actions when necessary. Evaluate operations and activities assigned to the unit and recommend improvements and modifications to current procedures and processes to improve operational efficiencies. Schedule and approve leave requests to ensure adequate staffing is available to complete the unit’s work assignments. Participate in the development of standard performance procedures for building and groundskeeping maintenance work. Participate in the planning and implementation of an employee training program. Investigate and respond to complaints from departments regarding staff work behaviors or work product and resolve any identified problems. Ensure that all safety and security precautions are consistently followed by staff during the performance of his/her duties. Perform the duties of the Building Maintenance Superintendent in that person’s absence. Experience and Education To qualify for this classification, an individual must possess any combination of experience and education that would likely produce the required knowledge, skills and abilities. A desirable combination is: Five years of increasingly responsible building trades experience to include carpentry, electrical, plumbing and heating/air conditioning and groundskeeping maintenance. Lead or supervisory experience is highly desired. Equivalent to the completion of the twelfth grade. (Additional qualifying experience may be substituted for four years of the required education on a year-for-year basis.) License or Certificate Possession of a valid California Driver's License. Special Qualifications A person employed in this position must be willing to respond to emergency calls at night and on weekends and carry County cell phone during off duty hours. Tools, materials, working practices and methods used in the building trades to repair and maintain facilities. Techniques and procedures to repair heating, ventilating, and air conditioning systems, electrical systems and plumbing systems. Methods and techniques for the planting and maintenance of plants, trees and lawns. Tools, materials, working practices and methods used in landscaping. Proper techniques for plant propagation, soil preparation, insecticide application and use of various gasoline operated landscaping tools. Safety principles and occupational hazards associated with the repair and maintenance of facilities and ground keeping duties. Blue prints, schematic diagrams and sketches to identify the location of the work to be performed. Skill to Plan, organize, and effectively supervise and evaluate the work of building maintenance and groundskeeping staff. Train and instruct employees in building and groundskeeping maintenance and repair methods and requirements. Analyze situations accurately and take effective action. Identify unsafe working conditions and immediately apply appropriate safety procedure to correct unsafe conditions. Safely operate all hand and gas power tools and equipment. Apply proper maintenance and equipment practices in all assignments. Prepare and maintain records and routine reports such as inventories. Identify and utilize correct tool for equipment to safely complete assignments. Read and interpret blueprints, schematic diagrams and sketches to identify the location of the work to be performed. Convert one form of measurement to another (i.e. pints to quarts or yards to feet). Ability to Understand and carry out verbal and written instructions. Carry out assigned tasks to meet specific deadlines. Communicate effectively, both orally and in writing. Establish and maintain cooperative working relationships with staff and other departments. Operate a forklift. Climb stairs and ladders. Push, pull and bend at waist. Lift up to 50 lbs. Walk on uneven ground. Work in all types of weather.
