Senior Commissioning Project Manager

MalaceHR is seeking an experienced Senior Commissioning Project Manager to support a major commercial project in downtown Dallas. This role will oversee MEP commissioning activities and coordinate with third-party commissioning providers throughout the design, construction, testing, and turnover phases of the project.

This position is best suited for an experienced Commissioning Agent or Commissioning Engineer who has spent several years performing hands-on commissioning work and is ready to move into a more senior leadership and oversight role.

The successful candidate does not need to personally execute every commissioning test in the field but must understand the commissioning process in detail and be able to effectively review, challenge, coordinate, and oversee the work being performed by commissioning contractors.

Key Responsibilities

• Oversee commissioning activities for mechanical, electrical, plumbing, HVAC, controls, and related building systems.
• Coordinate with third-party commissioning providers, engineers, contractors, project managers, and client representatives.
• Conduct regular project site walks to review commissioning progress, installation quality, open issues, and project readiness.
• Participate in and facilitate weekly commissioning and project coordination meetings.
• Review commissioning plans, schedules, test procedures, functional performance tests, and related documentation.
• Ensure commissioning activities align with project requirements, design intent, specifications, and industry standards.
• Review commissioning documentation during the design, construction, startup, testing, and turnover phases.
• Track commissioning issues and deficiencies through resolution.
• Review functional testing and integrated systems testing procedures and results.
• Support development and review of commissioning schedules and sequences of work.
• Coordinate commissioning activities with MEP engineers, contractors, controls vendors, and other project stakeholders.
• Assist with review of design drawings, specifications, submittals, and equipment documentation from a commissioning perspective.
• Identify potential commissioning risks, schedule concerns, and coordination issues before they impact the project.
• Provide technical guidance and help determine appropriate resources when detailed MEP questions arise.
• Maintain clear project documentation and communicate progress, risks, and outstanding items to project leadership.
• Support project closeout, turnover documentation, systems manuals, training, and final commissioning deliverables.

Required Qualifications

• 5+ years of direct, hands-on commissioning experience.
• Previous experience working as a Commissioning Agent, Commissioning Engineer, or similar commissioning-focused role .
• Strong understanding of the complete commissioning process, including planning, documentation, startup, functional testing, issue tracking, and project turnover.
• Experience creating, managing, or executing commissioning plans and projects.
• Working knowledge of commercial MEP systems, including HVAC, electrical, plumbing, controls, and building automation systems.
• Ability to review commissioning documentation, test procedures, drawings, specifications, and project requirements.
• Experience working directly with contractors, engineers, commissioning providers, and client stakeholders.
• Strong communication, meeting facilitation, and organizational skills.
• Ability to communicate technical information clearly to both technical and non-technical stakeholders.
• Ability to manage project priorities, schedules, documentation, and multiple open issues.
• Proficiency with Microsoft Office and general project documentation tools.

Preferred Qualifications

• Bachelor's degree in Mechanical Engineering, Electrical Engineering, or another related technical discipline.
• Professional Engineer (PE) license .
• 10+ years of engineering, commissioning, or related project experience.
• Design engineering background combined with hands-on commissioning experience.
• Experience overseeing commissioning activities on large commercial or technically complex projects.
• Experience with commissioning software such as Facility Grid or similar platforms.
• Familiarity with ASHRAE, LEED, and other recognized commissioning standards.
• Commissioning or energy-related certifications such as:

  • BCxP
  • CBCP
  • CPMP
  • CEM
  • PMP
  • LEED AP

Ideal Candidate

The ideal candidate has spent several years personally performing commissioning work in the field and understands the details required to take a commissioning project from planning through final turnover.

This individual should be ready to transition into a leadership-focused position where they can oversee commissioning providers, facilitate meetings, perform site walks, review documentation, identify issues, and ensure the commissioning process is being completed correctly.

Strong candidates may come from either a commissioning agent background or a design engineering background with substantial hands-on commissioning experience . Extensive expertise in every MEP discipline is not required, but the candidate should have enough technical knowledge to recognize project needs, ask the right questions, and know when additional technical resources should be engaged.
