Assistant Community Manager

Assistant Community Manager This position is responsible for assisting the Community Manager in the overall operations of the property, including development, oversight of the teams, management of resident files and recertifications, and maintaining community compliance with all policies, procedures, and internal quality control standards. This is an affordable property with both HUD and LIHTC programs. Essential Duties Assist with the management of the affordable housing recertification process and compliance. Maintain the property waiting list. Build positive relationships with prospective and current tenants. Coordinate on‑site data collections and processing of resident information. Schedule resident recertification interviews and coordinate apartment inspections. Ensure proper calculation of income, assets, rent levels, etc. Investigate and help resolve complaints, disturbances, and violations. Maintain resident files in accordance with company policy and regulatory agency policy. Assist with tasks associated with the operation of the property: leasing, rent collections, resident services, and maintenance. Prepare and execute detailed and legally compliant lease agreements. Oversee all financial procedures, including verifying renter income, processing monthly payments, and executing default protocols. Create organizational systems to support accurate record keeping, efficient financial transactions, and prompt renter complaint resolution. Job Requirements Previous Property Management Experience – REQUIRED Experience with recertifications at HUD communities required. Previous work experience with a project‑based Section 8 property is required. Working knowledge of compliance in the Section 8 process. Knowledge of Department of Housing and Urban Development ("HUD") rules and regulations. Knowledgeable in rent collections, posting to G/L, completing daily deposits, calculating SODAs, etc. Outstanding customer service skills. COS (Certified Occupancy Specialist) – preferred. Exceptional verbal and written communication skills. Attention to detail and ability to work independently on assignments. Proficient in Word, Excel, Outlook, One‑Site Property Management Software and Internet. Education High school or GED. Ability to read and write English fluently and to accurately perform intermediate mathematical functions and to understand and perform all on‑site resident management software functions. Professional Experience A minimum of two years of experience in residential property management. Attendance and Travel Requirements The position requires the ability to work any of the seven days of the week, 52 weeks of the year. It is critical that individuals work their scheduled hours consistently and, if necessary, overtime hours when requested. The position requires on‑call availability as scheduled or as necessary. Travel may be required to attend various owner gatherings in the general vicinity of the property or in another state, and to attend resident events that are held after hours. Computer Skills Minimum basic knowledge of computers. Ability to use Outlook and OneSite/Yardi. Intermediate knowledge of Microsoft Suites. Minimum basic Internet knowledge. Physical Demands Must be capable of physically accessing all exterior and interior parts of the property and amenities. Must be able to push, pull, lift, carry, or maneuver weights of up to 50 lbs independently and 100 lbs with assistance. Compensation and Benefits This role is non‑exempt and has an anticipated pay range from $26.44 for a new employee, depending on experience, qualifications, knowledge, skills, abilities, and company budgetary guidelines. The position may be eligible to receive discretionary and/or performance‑based bonuses on a spot or annual basis. Full‑time positions (30+ hours/week) are eligible for 2 weeks paid vacation, 11 paid holidays, and health & welfare benefits as outlined on the company’s website.
