Senior Leasing Associate

SUMMARY

Sterling Organization is a vertically integrated private equity real estate firm specializing in retail and consumer distribution real estate across the United States. Headquartered in West Palm Beach, Florida, Sterling is seeking a Senior Leasing Associate to be based in the Bay Area.

Reporting to the Senior Vice President, Leasing, this position will support the leasing of a regional portfolio of 11 assets totaling approximately 1.1 million square feet, located primarily in Northern California, with additional properties in Washington and Oregon. The Senior Leasing Associate will play an active role in identifying prospective tenants, supporting lease negotiations, managing renewals, and developing strong relationships with tenant brokers and local and regional retailers.

RESPONSIBILITIES

• Identify prospective tenants through canvassing, cold calling, market research, and relationship-building with tenant brokers and local and regional retailers.
• Work closely with the Senior Vice President, Leasing, to negotiate letters of intent for long-term tenants and manage the lease process in coordination with the Company’s legal, construction, property management, and accounting teams.
• Proactively manage tenant renewals and other leasing opportunities to support occupancy and maintain each asset’s income stream.
• Build and maintain strong relationships with tenant brokers throughout Northern California and the Pacific Northwest.
• Prepare market studies, lease budgets, leasing activity reports, and other materials for senior management.
• Track leasing activity, prospects, pending transactions, lease expirations, and key follow-up items.
• Develop property marketing materials, merchandising plans, and other sales tools in partnership with the Company’s marketing team.
• Conduct regular property tours, competitive market surveys, and tenant canvassing throughout the regional portfolio.
• Monitor and report on retail trends, vacancy rates, tenant demand, new market entrants, and competitive rental rates.
• Coordinate with property management and marketing teams to support tenant retention, property positioning, and merchandising strategies.
• Represent Sterling at broker meetings, tenant meetings, industry events, and other business development opportunities.
• Travel regularly throughout Northern California, Washington, and Oregon to visit properties, meet with brokers and prospective tenants, and attend industry events.
• Perform other leasing-related responsibilities as assigned.

QUALIFICATIONS

• Five to seven years of retail leasing experience, including direct prospecting and canvassing for local and regional tenants.
• Experience within the Northern California retail market is strongly preferred.
• Familiarity with retail markets in Washington and Oregon is a plus.
• Bachelor’s degree preferred.
• Excellent written and verbal communication skills.
• Strong negotiation, relationship-building, and interpersonal skills.
• Strong organizational and time management skills, with the ability to manage multiple transactions and priorities.
• Self-motivated and able to work independently while collaborating effectively with internal teams.
• Proficiency in Microsoft Excel, PowerPoint, Word, and Outlook.
• Familiarity with industry leasing platforms and tools, including CoStar and LoopNet, is preferred.
• Valid driver’s license and ability to travel regularly throughout the assigned region.
