Assistant Community Manager - The Dakota

Assistant Community Manager We have an immediate opening for an experienced Assistant Community Manager! This role supports and assists the Community Manager in overseeing and managing financial and operational aspects of the community. What your day might look like Being part of a team and having fun while providing excellent customer service. Collecting and posting rent, fees, and other payments; preparing daily bank deposits and processing invoices and payables. Assisting the leasing team in touring apartments with prospects (virtual and in-person tours). Reviewing and submitting invoices from vendors, contractors, and service providers for payment. Processing resident move‑outs by reviewing lease terms, notice requirements, and processing disposition per procedures and legal requirements. Responding to resident questions, concerns, and requests promptly, taking appropriate action to resolve and address service issues. Partnering with on‑site office and marketing teams to create safe, socially distanced activities and events for residents. Acting as on‑site supervisor in the absence of the Community Manager. Responsibilities Complete daily transactions related to the financial operation of the community: collecting and posting rent, fees, deposits, reconciling bank accounts, preparing financial reports, and processing invoices. Operate property management software, entering all required fields correctly and maintaining backups to ensure system integrity. Review resident files and accounting records to determine unpaid/late fees, communicate with residents regarding outstanding balances, and enforce lease to maximize revenue. Review and submit vendor invoices, reconcile work or products, obtain community manager approval, code charges to appropriate chart of accounts, and manage communications. Follow company procedures related to evictions, including notice requirements, court hearings, and eviction proceedings. Process resident move‑outs following lease terms and notice requirements, applying deposits and cancellation fees, and managing disposition per procedures. Promote resident satisfaction and retention by responding to complaints and requests promptly and resolving service issues. Act as on‑site supervisor in absence of community manager; organize and delegate daily work, coordinate maintenance and make‑ready tasks, manage operations per company policies. Assist in managing client/owner relationships: meet owners, conduct community tours, provide performance updates, respond to owner requests. Support leasing and marketing efforts by greeting prospective residents, acquiring information via Guest Card, showcasing apartments, closing leases, and assisting rent applications. For California: review all completed move‑in files before submission to community manager for approval. What we are looking for Previous property management experience required; fee management preferred. Proficiency in MS Office and Yardi/OneSite software desired. Financially savvy with experience creating and adhering to budgets and fiscal reporting. Excellent communication skills: written and verbal. Professional appearance and demeanor. High school diploma or equivalent; professional knowledge of business disciplines required. Compensation & Benefits The hourly range is $25.50–$28.00. Bonus incentives available: corporate positions may earn quarterly or annual bonuses; onsite positions may earn weekly, monthly, or quarterly bonuses. Generous paid time off: 15 days vacation, 4 personal days, 10 sick days, 11 paid holidays, birthday off after 1 year, additional accrued with tenure. Onsite housing discount at Greystar communities (subject to availability). 6‑week paid sabbatical after 10 years of service, then every 5 years. 401(k) with company match up to 6% after 6 months of service.
