Job Details: Job Location: Grand Pacific Hotel Services LP - Carlsbad, CA 92008, Position Type: Full Time, Salary Range: $140,000.00 - $165,000.00 Salary, Job Shift: Varied POSITION PURPOSE Position has overall responsibility for maintaining the building, grounds and physical plant with particular attention towards safety, security and asset protection. Accountable for managing the budget, capital expenditure projects, preventative maintenance and energy conservation. Develops and implements strategies that will deliver products and services, which meet or exceed the needs and expectations of guests and employees while maximizing the financial performance. Responsible for maintaining standards and regulatory requirements. Leads the emergency response team for all facility issues. Provides a high level of property maintenance knowledge. ESSENTIAL FUNCTIONS Managing Engineering Operations and Budgets Works with property and ownership engineering leadership team to determine how Engineering is performing against budget and highlights areas of concern to leadership. Manages the physical complex facility including but not limited to equipment, refrigeration, HVAC, plumbing, water treatment and electrical systems in accordance with Standard Operating Procedures. Administers service contracts to support property needs. Ensures full team has complete understanding of all procedures, equipment and alarms. Coaches and supports engineering leadership team to effectively manage controllable expenses (e.g., wages, heat, light and power, water consumption, tools and equipment, grounds keeping supplies, uniforms, vendors, service agreements, inventory, etc.). Manages and controls heat, light and power expenses. Develops an engineering operating strategy that is aligned with the property/brand’s business strategy. Develops and manages Engineering budget. Ensures integration of departmental goals in game plans. Oversees execution of long term preventative maintenance and 10 year asset protection plans. Reviews financial reports and statements to determine how Engineering is performing against budget. Addresses potential areas of concern and proposing solutions to owners in a proactive manner. Communicates a clear and consistent message regarding departmental goals to produce desired results. Supervises construction to ensure timely completion of projects within budgetary guidelines. Maintaining Engineering Standards Ensures compliance with state, local and federal regulations. Maintains property life safety systems (e.g., firefighting equipment, sprinkler systems, alarm systems, and generators). Ensures building and equipment licenses, permits and certifications are current. Conducts walk-throughs and visually assess the safe and efficient maintenance and operation of the physical structure(s) of the resort, all mechanical, electrical, HVAC systems and any other related equipment. Ensures property policies are administered fairly and consistently. Managing Life Safety & Security Manages security team. Managing Profitability Manages areas of operation to budget by reviewing operating statements, budget worksheets and payroll progress reports. Monitors and manages the payroll function. Manages department's controllable expenses to achieve or exceed budgeted goals. Participates in the development of department's capital expenditure goals; manages projects as needed. Participates in the budgeting process for areas of responsibility. Prepares weekly and period end P&L critiques. Understands the impact of department's operation on the overall property financial goals; educates staff on details as appropriate. Reviews and manages controllable expenses such as, heat, light, power, water consumption, tools and equipment, grounds keeping supplies, uniforms, vendors, service agreements, etc. Conducting Human Resources Activities Ensures associates are treated fairly and equitably. Manages the hiring, training, supervising, and disciplining department staff and all other staff under direction of the Engineering Department, including Security. Ensures disciplinary procedures and documentation are completed according to Company, Property, and Department Operating Procedures and support the performance evaluation process. Utilizes associate feedback and an “open door” policy to identify and address employee problems or concerns in a timely manner. Celebrates successes by publicly recognizing the contributions of team members. Resolves guest problems and complaints. Brings issues to the attention of Human Resources as necessary. Ensures that regular on-going communication takes place throughout the engineering operation to communicate daily operations activities, set expectations and create awareness of business objectives. Other: Regular attendance in conformance with the standards, which may be established from time to time, is essential to the successful performance of this position. Employees with irregular attendance will be subject to disciplinary action, up to and including termination of employment. Due to the cyclical nature of the hospitality industry, employees may be required to work varying schedules to reflect the business needs of the hotel. In addition, attendance at all scheduled training sessions and meetings is required. Upon employment, all employees are required to fully comply with Westin/Solea Carlsbad Resort & Spa rules and regulations for the safe and effective operation of the hotel’s facilities. Employees who violate hotel rules and regulations will be subject to disciplinary action, up to and including termination of employment. SUPPORTIVE FUNCTIONS Actively train in fire prevention, environmental health and safety, and engineering systems. Attend all meetings regarding resort operations, i.e., department, fire, safety, health and quality improvement. Oversee daily and weekly payrolls. Prepare departmental manpower schedules. Oversee water treatment programs. Oversee Marriot green program Participate as a member of the Executive Operating Committee. SPECIFIC JOB KNOWLEDGE, SKILLS AND ABILITIES Must be able to speak, read, write and understand the primary language(s) used in the workplace. Must be able to read and write to facilitate the communication process. Requires good communication skills, both verbal and written. Most tasks are performed in a team environment with the associate acting as a team leader. There is minimal direct supervision. Must possess basic computational ability. Must possess basic computer skills. Knowledge of computer accounting programs, math skills as well as budgetary analysis capabilities required. Must have a thorough knowledge of all types of mechanical equipment such as chillers, boilers, water softeners, and refrigeration equipment. Must have thorough knowledge of plumbing and electrical systems, maintenance of records of power, water and fuel consumption. Must have experience in office procedures, ordering materials, securing bids, and of city codes and other applicable building laws, building construction, blueprint reading, etc. Thorough knowledge of federal, state and local laws governing equal employment opportunity and civil rights, occupational safety and health, wage and hour issues, and labor relations, including, but not limited to the following statutes and their state and local analogues (where applicable): Title VII, ADEA, Equal Pay Act, Pregnancy Discrimination Act, FLSA, ADA, OSHA, FMLA, and NLRA. The Company’s Driver’s Insurance requirements must be met, including: I. In order for a driver to be approved, the following criteria must be met: Maximum of 1 moving violation in the last three years in combination with one at fault accident. Maximum of 2 moving violations in the last 3 years with no at fault accidents. Maximum of 2 at fault accidents in the last 3 years with no moving violations. No speeding over 80 miles per hour. All drivers must be licensed for at least 3 years. II. Any driver with any of the following in the last 3 years is unacceptable: Conviction for an alcohol and/or drug related driving offense Refusal to submit to a Blood Alcohol Content (BAC) Test Failure to stop/report an accident and leaving the scene of an accident as defined by State laws Conviction for homicide, manslaughter, or assault arising out of the use of a vehicle Suspension, revocation, or administrative restriction of driver’s license within the last three years Conviction for reckless or careless driving Racing Passing a stopped school bus Possession of a controlled substance Making a false accident report Three or more “Company Vehicle” physical damage claims in any twelve month period Speeding (10+MPH over posted speed limit) Conviction for attempting to elude a police officer. III. As respects to Drivers under 25 years old, the following guidelines apply: No drivers under 21 years’ old Drivers between the ages of 21 and 25 will be considered so long as: No driving of 15 passenger vans. Clean MVR Valid Driver’s License in effect for at least 3 years. Physical Demands Most work tasks are performed indoors. Temperature generally is moderate and controlled by resort environmental systems; however, must be able to work in extreme temperatures like freezers (-10ºF) and boiler rooms (+110°F), possibly for one hour or more. Must be able to sit at a desk for up to 5 hours per day. Walking and standing are required the rest of the working day. Length of time of these tasks may vary from day to day and task to task. The worker is subject to noise: there is sufficient noise to cause the worker to shout in order to be heard above the surrounding noise level. The worker is subject to vibration: exposure to oscillating movements of the extremities or whole body. The worker is subject to hazards: includes a variety of physical conditions, such as proximity to moving mechanical parts, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals. The worker is subject to atmospheric conditions: one or more of the following conditions that affect the respiratory system or the skin: fumes, odors, dusts, mists, gases or poor ventilation. The worker is subject to oils: there is air and/or skin exposure to oils and other cutting fluids. Machine operators: (without inspection), Mechanics, skilled trades people. Works with lathes, drill presses, power saws and mills where the seeing job is at or within arm's reach. Also, mechanics and skilled tradespeople and those who do work of a non repetitive in nature such as carpenters, technicians, service people, plumbers, painters, mechanics, etc. Must be able to exert well-paced ability in limited space and to reach other locations of the resort on a timely basis. Must be able to bend, stoop, squat and stretch to fulfill cleaning tasks occasionally. Must be able to lift up to 20 lbs. on a regular and continuing basis. Must be able to lift up to 50 lbs. frequently. Must be able to lift up to 100 lbs. occasionally. Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability and visual acuity. Talking and hearing occur continuously in the process of communicating with guests, supervisors and subordinates. Vision occurs continuously with the most common visual functions being those of near and color vision and depth perception. Requires manual dexterity to use and operate all necessary equipment. Must have finger dexterity to be able to operate office equipment such as computers, printers, 10-key adding machine, electric typewriter, multi-line touch tone phone, filing cabinets, FAX machines, photocopiers, dolly and other office equipment as needed. Education & Experience High school or equivalent education required. Bachelor’s Degree or related technical school degree preferred. Five to seven years in a major resort, hospital, or building, including four years in a supervisory capacity. Licenses or Certificates Ability to obtain and/or maintain any government required licenses, certificates or permits. Must possess, or have the ability and experience to acquire, a first class operating engineer's license in boilers and air conditioning as required. Grooming All employees must maintain a neat, clean and well-groomed appearance per Westin/Solea Carlsbad’s standards.
