Project ManagerThe Project Manager is responsible for overseeing construction projects from conception to completion, ensuring that each project is completed on time, within budget, and to the highest quality standards.Primary Duties:Coordinate with clients, architects, engineers, and subcontractors to establish project requirements and specificationsCreate and maintain project schedulesMonitor project expenses and financial performance, identifying and addressing any changes in the budgetNegotiate contracts with subcontractors and suppliers to optimize project costsPrepare project budgets and cost estimates ensuring cost-effectivenessLead and motivate project teams, including construction crews, subcontractors, and support staffConduct regular meetings with project stakeholders to provide updates, address concerns, and resolve issuesServe as the primary point for clients throughout the duration of the projectProvide regular updates on project progress, addressing any questions or concernsIdentify potential risks and obstacles that may impact project delivery or performanceDevelop strategies and plans to minimize disruptions and delaysMonitor projects closelyAll other duties as assignedExperience & Skills:Bachelor's degree in construction management, engineering, architecture, or related field preferredPMP certificate preferred5+ years of applicable experienceProven experience in project managementStrong knowledge of construction processes, techniques, and materialsExcellent leadership and interpersonal skillsExceptional organizational and time management skillsProficiency in project management software and toolsAbility to multitask and prioritize tasks effectivelyKnowledge of building codes, regulations, and safety standardsPhysical Requirements:This position requires frequent walking, standing, and climbing stairs in/around construction site, apartment homes, models, and propertiesThis position requires working outdoors in all weather conditions (to include but limited to, rain, snow, heat, hail, wind, and sleet), around hazardous chemicals, dust, dirt, and other particulatesMust have the ability to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 60 lbs. independentlyRegularly required to sit, stand, bend, reach, and move about office settingTo perform other duties as requiredTo perform the job successfully, an individual should demonstrate the following competencies to perform the essential functions of this position.Manage Complexity: Make sense of complex, high quantity, and sometimes contradictory information to effectively analyze situations and identify solutions.Collaborates: Builds partnerships and works cooperatively with others across the organization to achieve shared objectives.Plans and Aligns: Plan and prioritize work to meet commitments aligned with organizational needs and goals.
