Facilities And Maintenance SpecialistThe primary purpose of this position is to maintain the building's infrastructure and respond to Maintenance Requests within a specialized function. This position follows strict policies and procedures.Essential Functions:Performs a specialized function within the Facilities and Maintenance team including but not limited to painting, pest control, HVAC, grounds keeping, etc.Complete Maintenance Requests within specialized area in a timely manner following SHO policies and proceduresPerforms work assignments around the community and maintain community grounds and projects dictated to or as assignedMay assist in maintaining maintenance parts and supplies inventoryKeep maintenance areas in an organized and clean mannerFollow fire and safety proceduresFollow established infection control and universal precaution policies and proceduresBe familiar with Material Safety Data Sheets (MSDS) for all chemicals stored and used at the facilityMaintain records through unit files and property management files as directed by the property manager/AdministratorReport any accidents/incidents or hazards to supervisor or manager regardless of severityMaintain a written "check out" system if tools or equipment are lent to other SHO facilities, being repaired or otherwise taken off the premisesMaintain all tools and equipment in good, safe condition and use according to manufacturers' recommendationsMaintain confidentiality of all pertinent resident informationCommunicate and coordinate with residents in scheduling work to be performed in resident's/tenant's room; treat residents/tenants and their property with dignity and respectMaintain communication lines with property management and other personnel by attending required meetings as appropriateMay assist with moving large items within the buildingPerform other duties as assigned by the Property Manager or Assistant Director, Facilities & MaintenanceRequirements:Working Conditions/Physical Activities:Works throughout the facility and groundsSits, stands, bends, lifts, and moves intermittently during working hoursThis position may require lifting up to 50 pounds on a regular basis several times per dayAn individual in this position may be exposed to inside environmental conditions, extreme cold below 32 degrees for more than one hour at a time and extreme heat over 100 degrees for more than one hour at a timeMay be exposed to bloodborne pathogensCompetencies:Ability to communicate clearly both verbally and in writing, including the ability to provide non-technical assistance in a simple, straightforward mannerDemonstrate sensitivity to the concerns of residents and a commitment to dealing fairly with allFriendly demeanor, positive disposition, tactful, patience and high ethical characterMaintains a professional demeanor and responds with urgencyStrong organizational and interpersonal skills; attention to detailBasic computer/internet knowledge and typing skillsDemonstrated ability to work effectively with a wide range of diverse constituentsSelf-directed and proactive; independent problem solverDemonstrated working knowledge in maintenance functionsBe open to new ideas and be willing to incorporate them into practiceMust have ability to drive to various properties to perform specialized maintenance dutiesEducation and Experience:High school diploma preferredMinimum one (1) year prior work experience within specialized maintenance area requiredPrior working experience with an elderly and/or disabled population a plusBilingual a plusExpected Hours of Work:This role's hours will be discussed at time of hire. May be called during off hours to respond to emergency or unusual situations. Occasional on-call weekend and holiday work may be required.
